Job Description
We are looking to hire an Acquisitions Manager in the Charlotte market to pursue new purchase opportunities in the commercial/flex asset class.
Responsibilities:

Cultivate relationships in the local community with brokers and operators in the pursuit of new opportunities for the company to acquire.

Identify industrial/commercial properties for Greenleaf to acquire, underwrite, and get them approved to go under contract.

Perform due diligence on properties using comps, data, site visits, market trends

Review financial statements and appraisals of property to be acquired

Present investment decks and summaries to leadership team for properties to acquire

Prepare letters of intent, contracts, and other paperwork to facilitate getting property under contract

Leverage our existing platform, lending, and business relationships to raise equity to close properties

Create and cultivate a robust deal pipeline

Develop and maintain company reports, trackers, and databases, as needed

Achieve core business operating metrics and growth targets

Key Performance Indicators:

Weekly: 8 deal reviews, 4 property tours, 1 LOI

Quarterly: 2 property closings (4 in the first 12 months of employment)

Required Qualifications:

Bachelor’s Degree in business, finance, or real estate (commercial)

Experience with purchase and sale negotiations, due diligence investigations and drafting all real estate related documents

Experience and knowledge of corporate real estate, commercial real estate law and contracts, real estate leasing
-
Experience negotiating commercial and residential real estate related terms and conditions

Must have excellent interpersonal and communication skills
Compensation Structure:
-
Base Salary: $50,000/yr plus commission on each property you identify and close, equity bonus, and general partner bonus.
