Job Summary
Located in the Rancho Santa Margarita office, the Asset Manager is responsible for directing and overseeing property-level performance and portfolio-level strategies for the Medical Office real estate owned by Cypress West. The asset manager will understand individual asset market position, hospital / key tenant relationships, overall strategy dynamic and direct efforts to maximize performance. They will identify key drivers to assist in decision-making related to leasing, capital and operations to maximize property and portfolio-value and performance, consistent with the company’s goals and objectives.
Asset management shall also provide additional support the company leadership to identify incremental revenue sources including maximizing reimbursement of management costs, identifying alternative property-level revenue streams and providing necessary services to justify asset management fees where applicable.
The ideal candidate shall have 10+ years of work experience with at least 7 years in real estate and asset management. Candidates must have strong knowledge of real estate including legal documentation, underwriting, valuation, purchases/sales, leasing and property operations in a healthcare setting. Ideal candidates will also possess proficient skills in Microsoft Office, specifically in Excel and Power Point and MRI a plus; with a solid understanding of general finance, accounting principles and financial reporting. Strong communication and presentation skills required.
Roles and Responsibilities
- Direct leasing, operations and construction teams to ensure optimal value is achieved for each asset
- Monitor property performance and maximize revenue and net operating income
- Review and approve annual budget
- Periodically inspect facilities and provide feedback to management teams
- Prepare and deliver lender reporting as required by loan documents
- Act as Owner’s representative in leasing transactions
- Review and approve leasing economic terms within acceptable ranges of underwritten performance
- If appropriate, recommend review of guarantor credit and provide recommendations for lease security
- Interact with leasing manager and legal teams as needed to review and approve negotiated changes to standard form leases
- Establish market review process and ensure potential lease transactions are consistent with prevailing market conditions
- Solicit and obtain lender approval on lease transactions as required by loan documents
- Recommend and oversee the implementation of capital projects
- Provide strategy, direction and oversight for leasing and management teams to create value, maximize top line revenues and ensure appropriate cost control measures
- Implement the approved strategy to attain the objectives of ownership
- Provide annual goals for asset performance reflecting prevailing market conditions and assessing the impact of actualizing the goals on the marketability of the asset in the event of sale
- In the case of property decline, work with team to evaluate the market, assess the physical condition and outline strategy to appropriately reposition the property or recommend for other corrective action such as disposition
- Monitor property competitive position and operational performance and propose corrective action as needed
- Participate in development of business plans for new acquisitions and annual updates to existing portfolio

- Manage monthly, quarterly and annual investor reporting process as required under property documents
- Review cash forecasting and capital reserves for distribution calculations and ensure timely distributions as required by property documents

JOB QUALIFICATIONS (EXPERIENCE & EDUCATION, IF APPLICABLE)
- Bachelor's degree in Real Estate, Business Administration, Accounting, Engineering or related field or equivalent experience required.
- Master's degree in Business Administration desired.
- Minimum of eight to ten years commercial real estate management experience required, 7+ years as Asset Manager.
- Excellent oral and written communication skills required.
- Knowledge of personal computer and related software preferred, including Microsoft Office, Excel, Word, Power Point, MRI, Adobe, etc.
