Company Overview:

Affordable Housing Partners, Inc. (“AHP”) is 100% owned by Berkshire Hathaway Inc., a publicly traded company (NYSE: BRK.A; BRK.B) based in Omaha, Nebraska and known for its chairman, investor Warren Buffet. AHP acquires low income housing and historic tax credits for Berkshire Hathaway. AHP is known for its parent company’s large tax credit investment capacity and for providing flexible and timely investment solutions to its development partners to create affordable housing. AHP acquires tax credits for Berkshire Hathaway as a direct investor; AHP is not a syndicator. Therefore, the ultimate closing and funding of individual investment opportunities are not conditioned on AHP closing a fund with a third-party investor. Since AHP's inception in 2011, AHP has acquired (for Berkshire Hathaway’s use) over $3.7 billion of tax credits. These investments have spanned across 351 properties within the United States and in Puerto Rico, totaling the new construction or renovation of over 46,000 apartment homes.

 

Position Overview:

The primary role of the Analyst will be working closely with members of the Acquisitions team to evaluate, analyze, and underwrite tax credit equity investments (primarily low-income housing tax credits, but also historic tax credits). The position will be involved in all aspects of the tax credit equity investment process, from initial deal evaluation, to securing, underwriting, and closing investments and partnerships with real estate developers (primarily affordable housing developers). This position will report to the Vice Presidents within the Acquisitions team and will work entirely remotely.

 

Responsibilities:

  • Utilizing AHP’s financial model to evaluate low-income housing tax credit and historic tax credit investments and determine the Internal Rate of Return.
  • Drafting Investment Proposals (“IP”) for timely Investment Committee approvals to meet deal closing deadlines.
  • Communicate through phone and email with AHP team, with occasional use of Microsoft Teams.
  • Managing the underwriting process as needed to complete IPs together with AHP’s legal team and Acquisition VPs.
  • Beta-testing AHP financial model improvements
  • Running true debt analysis scenarios to show loan payoff.
  • Reviewing settlement statements for transaction closings.
  • Reviewing transaction documents to confirm accuracy with AHP financial models and underwriting.
  • Assist with capital adjuster analyses during the post-construction period.
  • Help identify potential deals on LIHTC award lists in various states, assist with marketing efforts and outreach.  
  • Travel is not required but may occur on some occasions.

Qualifications:

  • Proficient in Microsoft Office, particularly working with spreadsheets in MS Excel.
  • 3+ years of work experience in affordable housing and the LIHTC industry is preferred.
  • High attention to detail, strong organizational and communication skills.
  • Ability to work remotely with high self-motivation to meet flexible and shifting deadlines.
  • Strong work ethic and commitment to meeting deadlines when appropriate.
  • Strong analytical and writing skills preferred.
