Job Snapshot:

The Real Estate Asset Manager – North Fork oversees a diverse portfolio of commercial, industrial, and research and development assets within the North Fork Discovery Park. Responsibilities include managing the portfolio's income stream and market value, direct operational management, supervision of third-party property management, leasing and capital project construction companies [when necessary].  The Manager makes independent decisions and acts pro-actively.

 

Job Location:  Charlottesville, Virginia

 

Responsibilities:

  • Implement asset management plans, including establishing goals and budget. 
  • Conduct periodic property inspections to evaluate property condition and compliance with operating and risk management standards.
  • Provide asset management expertise to marketing team for lease analysis and financial terms. Manage lease negotiations and lease documentation for the portfolio.
  • Oversee tenant amenity offerings and collaborate with finance on budget coordination.
  • Manage lease abstracting, cash flows, tenant improvement projects, and capital improvements.
  • Ensure compliance with asset management plans through oversight of third-party management.
  • Develop annual operating and capital budgets, recommend capital improvements.
  • Review monthly financial performance reports and make recommendations for adjustments.
  • Coordinate contracting, design, and bidding for tenant finish or capital projects, in collaboration with development team and property management.
  • Stay current on market conditions, industry news, and legal issues impacting the North Fork portfolio.

EDUCATION AND EXPERIENCE

  • College degree required.  Bachelor's Degree in Business or Real Estate is preferred. CPM, CCIM, appraisal designation or other real estate professional designation is desirable.  
  • A thorough understanding of real estate appraisal and valuation needed.
  • Seven or more years’ commercial real estate asset management experience required, including underwriting experience, budget preparation and management and financial statements and legal document analysis.
  • Seven or more years’ experience in negotiating, marketing and leasing commercial real estate. Management experience required, including in the areas of analytical real estate modeling, budget preparation, and financial analysis.
  • Five or more years’ experience in property management, including tenant finish or related construction/renovation projects for commercial properties, and maintenance oversight, leasing, and sales.
  • Excellent oral and written communication skills and the ability to work independently are required.
  • Excellent analytical, organizational, and interpersonal skills required.
  • PC/computer experience required, including spreadsheet and word processing.
  • Ability to manage and prioritize multiple tasks is necessary.
