Employment Status: Full-Time

Compensation

  • Salary Range: $90,000.00 - $110,000.00.
  • Opportunity for performance discretionary bonus.

Position Summary:

KLNB’s Washington, DC Office and Industrial Capital Markets' team is a high-volume investment sales transaction team led by industry veteran and top performer in the Washington DC market. We are looking for a bright, driven, and talented person to perform as our lead transaction manager and real estate investment analyst. We want somebody who is eager to grow professionally, possesses high integrity, a positive attitude, and passion for excellence.

 

Responsibilities include, but are not limited to:

  • Work in tandem with senior broker and associate to develop new business pipeline and execute existing business.
  • In coordination with senior broker, develop and maintain property valuation models for underwriting industrial and office property investment sales. 
  • Conduct reviews of argus and cash flow models originated by our 3rd party vendor and perform audits of cash flow analyses to ensure accuracy; utilize historical financial data to create credible and accurate underwriting assumptions.
  • Research and analyze data from CoStar, comparable properties, and other relevant sources to support underwriting assumptions.
  • Create detailed investment summaries, opinions of value and offering memorandum content for prospective and existing investment sales assignments
  • Support and participate in client pitches and new business initiatives.
  • Managing and coordinating all aspects of an exclusive listing sale assignment:
      • Gathering front-end due diligence from the client.
      • Review of 3rd party reports, property documents, and research materials to originate content for the offering memorandums and marketing materials.
      • Directing a project team including a graphic designer, building photographer, drone photographer, and administrative staff.
      • Meet specific deadlines for submission of drafts to lead broker, client, and distribution to prospective buyers.
  • Manage relationship with client sellers and provide informed, timely responses to inquiries from prospective buyers.
  • Review and enter all information into our CRM properly.

Desired Skills and Experience:

  • 2+ years of experience in the commercial real estate transactions industry as an analyst in investments or finance.
  • Detail-oriented with strong organizational skills to manage multiple transactions simultaneously.
  • Desire to be accurate, thorough, and precise.
  • Experienced with client and customer service.
  • Ability to work well in a fast-paced environment with pressure to meet deadlines and consistently impress clients and customers.
  • This role requires strong attention to detail and meticulous work ethic,
  • Strong sense of urgency and pride in producing high quality work product.
  • Ability to work independently, be resourceful, problem-solve, be accountable, and take ownership of work product.

Qualifications

  • Minimum of 2 to 3 years as an analyst in investments, finance, banking, or related field.
  • Bachelor’s degree from a nationally ranked university with a concentration in business, real estate, finance, accounting, economics or related field. 
  • Track record of academic achievement
  • Strong analytical skills and proficiency in Microsoft Excel and ideally Argus software, capable of creating and analyzing complex financial spreadsheets, cash flows and data sets. 
  • Must be willing to work in the Washington, DC office the majority of the time with flexibility for remote work on occasion or as necessary.
