Since our inception, we have participated in more than $100M worth of transactions, spanning multiple asset classes and geographies, including urban multi-family, industrial, storage, and grocery-anchored shopping centers. We are looking to bring on a Real Estate Accountant, part-time, who is experienced in Yardi and Quickbooks.
Key Responsibilities, including but not limited to:
- Property Accounting:
- Revenue & Expenses: Managing rent charges, cash receipts, bad debt, accruals, and expenses.
- Lease Administration: Auditing lease set-up charges in the system and booking initial lease entries (deposits, rent charges, etc.).
- OPEX Reconciliations: True-up, set-up, and processing in the system. Including CAP calculations and Base Year Rent-Stops
- Capitalization and amortization of building and certain expenses.
- Ensure compliance with 1031 exchanges and record transactions appropriately.
- Business Accounting:
- Managing accounts receivables and payables, including money owed to and from different entities.
- Tracking of Assets, Liabilities, and Owner Equities.
- Responsible for the accuracy of all ledgers, accounts, portfolios, and balance sheets.
- Monthly Bank Reconciliations
- Assisting in investor reporting and distributions.
- Financial Reporting: Preparing financial reports, including balance sheets, income statements, cash flow statements, and variance reports.
- Tax Compliance:
- Property Tax: Records property tax accruals and/or amortization of property taxes.
- Sales Tax: Reviews monthly sales tax transactions and prepares required forms to submit to tax authorities accordingly.
- Tax Returns: Assisting tax accountant with tax return preparation, including sales/use tax, personal property tax, and real property tax filings.
- Other Duties:
- Assisting in audits and bank requirements.
- Providing recommendations for improving current practices.
Required Skills:
- Bachelor’s degree in accounting or finance
- Experience of at least 3-4 years with standard accounting concepts, practices, and procedures within the real estate industry.
- Experience working with financial software, specifically Yardi Breeze and QuickBooks.
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook).
- Able to communicate effectively and efficiently with team and partners.
- Possesses analytical, problem-solving, and organizational skills.
- Show tact, discretion, confidentiality, and sound judgment in handling sensitive and confidential matters and documentation.
