Job Title: In-House Leasing Broker

Job Summary: We are seeking a dynamic and experienced In-House Leasing Broker to join our team. This role will focus on leasing Class A office buildings located in suburban Philadelphia. The ideal candidate will possess extensive knowledge of the commercial real estate market, exceptional negotiation skills, and a proven track record in leasing office spaces. This position requires a proactive individual who can drive occupancy rates and maintain strong tenant relationships.
Key Responsibilities:
- Leasing and Negotiation:
- Actively market and lease available office spaces in Class A buildings located in suburban Philadelphia.
- Conduct property tours and presentations to prospective tenants.
- Negotiate lease terms, including rates, lease durations, and tenant improvement allowances.
- Prepare and execute lease agreements and other related documentation.
- Market Research and Analysis:
- Conduct market research to stay updated on local real estate trends, competitive properties, and tenant demands.
- Analyze market data to identify potential tenants and leasing opportunities.
- Provide regular reports on market conditions, leasing activity, and competitor analysis to senior management.
- Client and Tenant Relations:
- Develop and maintain strong relationships with existing tenants, addressing their needs and concerns promptly.
- Act as the primary point of contact for tenants throughout the leasing process and lease term.
- Coordinate with property management and maintenance teams to ensure tenant satisfaction.
- Marketing and Outreach:
- Create and implement marketing strategies to attract new tenants, including digital marketing, networking, and participation in industry events.
- Collaborate with the marketing team to develop promotional materials and advertising campaigns for available properties.
- Financial and Administrative Duties:
- Prepare financial analyses and projections related to leasing activities.
- Monitor and manage leasing budgets and expenses.
- Maintain accurate records of leasing transactions and tenant communications.
Qualifications:
- Bachelor's degree in Business, Real Estate, or a related field.
- Minimum of 5 years of experience in commercial real estate leasing, with a focus on Class A office buildings.
- Strong understanding of the commercial real estate market in suburban Philadelphia.
- Excellent negotiation, communication, and interpersonal skills.
- Proven ability to close deals and achieve leasing targets.
- Proficient in real estate software and Microsoft Office Suite.
- Valid real estate license in Pennsylvania.
Preferred Skills:
- Membership in relevant professional organizations (e.g., CCIM, SIOR).
