- Oversee the review and analysis of a multifamily portfolio, ensuring performance is aligned with budget and investment proforma. Analyze financial statements, leasing reports, market data, and operating reports, providing actionable insights for senior leadership.
- Prepare and present comprehensive performance reports for investment principals, debt, and equity partners. Highlight key trends, risks, and opportunities to drive portfolio optimization and support business strategies.
- Assist in the development and review of annual capital and operating budgets. Provide in-depth analysis of budget variances and forecast asset performance relative to debt/equity hurdles and underwritten return parameters.
- Work closely with asset managers, development, acquisitions, property management, and finance teams to ensure alignment on strategic initiatives, capital projects, and performance goals.
- Conduct detailed research on market, economic, and capital trends impacting portfolio performance. Use findings to drive strategic recommendations for portfolio optimization and help guide investment strategies.
- Support the monitoring of capital project progress to ensure that projects are completed on-time and within budget.
- Assess the effectiveness of capital expenditures and ROI on portfolio-wide initiatives.
- Analyze and assess the effectiveness of revenue-enhancing and expense-reducing initiatives across the portfolio. Identify areas for improvement and support the implementation of best practices and processes.
- Ensure accuracy and consistency of portfolio data, collaborating with internal teams to maintain up-to-date, reliable financial and operational information.
- Provide mentorship and guidance to asset management analysts, fostering their development while ensuring the quality and consistency of their analytical outputs.
- Perform ad-hoc analysis and assist with special projects as assigned, including preparing detailed reports and presentations for senior leadership.
- Senior Asset Management Analysts work in an office environment but conduct physical inspections of both the interior and exterior of apartment communities on a regular basis.
- Bachelor's degree in real estate, finance, business or related field.
- 3+ years experience in real estate analytics
- Experience preparing, reviewing and approving budgets; understanding of generally accepted accounting principles (GAAP) to analyze financial information, and prepare monthly financial reports for internal and external stakeholders.
- Willingness and ability to travel up to 25% to participate in meetings, make onsite visits and perform site tours.
- Prepare and explain financial data to business leaders and managers, team members, clients, investors, executives, and other stakeholders.
- Demonstrated high level proficiency in Excel, including advanced functions and data analysis (e.g., pivot tables, complex formulas).
- Experience in a hands-on, entrepreneurial real estate investment organization that has a very heavy “asset-centric” acquisitions and asset management culture.
- Demonstrated experience analyzing financial data and preparing reports in accordance with accounting, finance, budgeting and cost control principles.
- Ability to work with IRR/Waterfall, tax administration, general accounting and lender activities.
