Atlanta Beltline, Inc. is the official implementation agency for the Atlanta Beltline, the 22-mile rail-to- trail conversion that’s one of the largest, most wide-ranging urban redevelopment programs in the United States. Its vision is to be the catalyst for making Atlanta a global beacon for equitable, inclusive and sustainable city life. The Atlanta Beltline is building a more socially and economically resilient Atlanta with our partner organizations and host communities through job creation, inclusive transportation systems, affordable housing and public spaces for all.

The Housing Policy & Development Department of Atlanta Beltline Incorporated (ABI) leads the creation and preservation of 5,600 units of affordable workforce housing within the Beltline Tax Allocation District (TAD). The creation and preservation of affordable workforce housing activities includes working with local agencies and the real estate development community to incentivize, acquire, plan, and develop single-family, multi-family, and mixed-use development projects within the TAD. To date, ABI, Invest Atlanta, and its partners have created or preserved over 3,700 units of affordable workforce housing along the Atlanta BeltLine.

The Development Coordinator will serve a key role within the Housing Policy and Development Department and will report directly to the Vice President of Housing Policy and Development. A primary focus area of the Development Coordinator will be to support Project Managers with the execution of various tasks in connection with ABI’s real estate planning and development activities. Additionally, the Development Coordinator will lead all reporting activities, gather data and analysis to track housing progress and trends along the Atlanta Beltline, and provide general administrative support to help advance the Housing Policy and Development departments goals and objectives.

The Development Coordinator must represent ABI in a professional manner in all dealings with constituents, patrons, developers and vendors and apply the fundamental objectives of ABI to daily work activities, including but not limited to equitable development, brownfield remediation, job creation, economic development, historic preservation, art and street scape improvements, parks, trails, and transit.

PRIMARY RESPONSIBILITIES:
  • Support the predevelopment and development activities on ABI owned This includes supporting procurement activities, due diligence coordination, financial analysis, market analysis, and other research and coordination matters as assigned.
  • Support the application and management of all financing and grant opportunities within the department.
  • Support department staff on all communications and community engagement matters, including facilitating meetings, presentations, and media releases.
  • Assist with certain tasks, including preparing digital presentations, writing reports, preparing marketing materials, scheduling activities, and responding to public inquiries.
  • Ensure housing efforts and trends are properly tracked, analyzed, and reported internally and to project stakeholders.
  • Monitor project expenses, track budget variances, and track contract terms.
  • Manage the receipt and payment of invoices through ABI’s internal process.
  • Assist with tasks assigned by the Vice President, Housing Policy & Development.
  • Travel to attend on-site meetings, site inspections, conferences, and other ABI activities as required.
  • Promote the Vision, Mission and Core Values of ABI while fostering a collegial work environment. 

SKILLS & QUALIFICATIONS:
Education:
  • Bachelor’s degree in Real Estate, Urban Planning, Business, or related field required. 
Experience:
  • A minimum of 3 years of experience in real estate development, project management, or a related field.

COMPETENCIES: 
  • Excellent organizational skills with the ability to prioritize workflow.
  • Detail oriented and able to manage multiple projects simultaneously.
  • Proactive problem solver with strong analytical skills.
  • Excellent written and verbal communication skills and interpersonal skills, especially when communicating with a variety of stakeholders, including the general public, contractors, public sector employees and developers.
  • Knowledge of real estate market trends, financing, and development processes.
  • Proven expertise in compiling, analyzing, and presenting data using MSExcel.
  • Proven expertise in quickly assembling attractive Powerpoint presentations. 
  • Proficiency in project management software and Microsoft Office Suite.
  • Experience with GIS and graphics a plus.
  • Ability to read and understand architectural and engineering plans is a plus.
