Job Description
Key Responsibilities:
- Leasing and Marketing:
- Develop and implement strategic leasing plans to maximize occupancy for retail, office, and residential properties.
- Market available spaces through various channels, including online listings, advertising, and local networking events.
- Conduct property tours for prospective tenants and provide detailed information about leasing terms, amenities, and property features.
- Collaborate with the marketing team to create promotional materials and campaigns.
- Autonomous Deal-Making:
- Utilize your existing book of business and professional network to identify and secure new tenants and leasing opportunities.
- Demonstrate the ability to work independently, managing your own time effectively to achieve leasing goals.
- Take initiative in identifying market opportunities and developing strategies to capitalize on them without requiring constant oversight.
- Lease Negotiation and Documentation:
- Negotiate lease terms and conditions with prospective tenants, ensuring alignment with company objectives and market standards.
- Prepare, review, and manage lease agreements, ensuring accuracy and compliance with legal requirements.
- Coordinate with legal and finance teams to resolve lease-related issues.
- Market Analysis and Reporting:
- Conduct regular market research to stay informed about industry trends, rental rates, and competitive properties.
- Provide regular reports to senior management on leasing activities, occupancy rates, and market conditions.
- Develop and track key performance indicators (KPIs) to measure the effectiveness of leasing strategies.
- Property Management Support:
- Collaborate with the property management team to ensure smooth property operations and maintenance, if required.
- Assist in budgeting and forecasting rental income and property expenses if required.
- Monitor and enforce lease compliance and coordinate lease renewals, if required.
- Bachelor’s degree in Business, Real Estate, Marketing, or a related field (preferred).
- Minimum of 3-5 years of experience in commercial and/or residential leasing management.
- Proven track record of successful lease negotiations and maintaining high occupancy rates.
- Knowledge of the DMV real estate market, including retail, office, and residential sectors.
- Strong communication, negotiation, and interpersonal skills.
- Ability to work independently and as part of a team in a fast-paced environment.
- Proficiency in leasing management software and Microsoft Office Suite.
- Real Estate License (preferred but not required).
