Objective
The role of the Construction Manager is to establish the budgets with the acquisition teams and Asset Managers. Execute the CapEx business Plan within budget and on schedule.
 
Tasks and Responsibilities
Execute the Business Plan:
  • Perform the physical aspects of the due diligence process of new acquisitions and recap of properties.
  • Invite and schedule relevant contractors and consultants to conduct a complete evaluation of the subject property.
  • In conjunction with the Asset Management and Acquisitions teams develop the Capital Improvements budgets and construction schedules. 
  • Evaluate contractor proposals, consultant reports, third party assessments and lender requirements to establish the CapEx budgets.
 
Execute the Deferred and Exterior Business Plan:
  • Generate a Requests for Proposal with detailed scope, specification, price breakdown tables, schedule, and warranty information to ensure ""apples to apples"" proposals that can be correctly evaluated.
  • Ensure that project is within budget and/or value engineered.
  • Prepare and manage preconstruction meetings with the contractor and property staff to review the project's scope and timing. Establish days and hours of work. Establish a roster and emergency contacts.
  • Ensure the contractor executes the construction per contract documents.
  • Ensure a comprehensive transition of the project from contractor to the site staff to educate on how to operate and maintain the improvements by site staff.
 
Review and approve third party invoices:
  • Ensure third party invoices are filled out accurately and have a full description of the work billed.
  • Verify that the billed SOV percentages accurately reflect the actual percent completed.
  • Confirm the vendor's and all their subs and suppliers provided proper releases.
 
Abilities/Qualifications
  • Experience in Multifamily Construction and property maintenance.
  • Good, analytical, interpersonal and communication skills - attention to detail, accuracy, and ability to meet deadlines.
  • Able to work well under pressure and balance multiple priorities and assignments.
  • Must be change adaptive, flexible, and empathetic and maintain composure in a high-stress environment.
  • Be able to provide direction to subcontractors, consultants etc.
  • Must be highly responsive to Asset Managers and JV Partners.
  • Demonstrated initiative - ability to think, work, and make independent decisions based on sound judgment. 
  • Very good written and verbal communication skills.
  • Solid math and analytical skills.
  • 2-3 years' experience in commercial construction.
  • Ability to read, understand and interpret contract documents, scopes of work, and Schedules of Values.
  • Demonstrated interpersonal and managerial skills.
  • Excellent communication skills - both written and verbal.
  • Proficiency with computer applications including Microsoft Office suite, and other online program.

Compensation Range

The salary range for the role is $130,000 - $145,000.00.
