Project / Construction Manager
Classification: Full-Time
Location: Hybrid out of Dallas-Fort Worth, TX or Austin, TX

ACMI Properties is a commercial real estate development firm focused on industrial development. We build industrial campuses centered on aerospace and national security needs. Our projects cater to the unique needs of companies engaged in advanced manufacturing, space systems, energy storage, chemical production, and propulsion systems. We are actively working on several ground-up projects (250,000-1,000,000 SF each) in multiple major markets across the United States. Role and Responsibilities
The Project Manager / Construction Manager will be responsible for overseeing and managing all aspects of the development process, from initial design through construction completion, including coordination with architects, civil engineers, MEP engineers, structural engineers, and other project consultants. This role involves ensuring that projects are executed on time, within budget, and to the highest quality standards.
● Lead the coordination and management of project teams, including architects, civil, MEP, structural engineers, and other consultants.
● Oversee all phases of the development process, from pre-construction through construction and project closeout.
● Ensure projects meet design specifications, quality standards, schedules, and budget constraints.
● Manage and track project timelines, budgets, and deliverables to ensure timely and cost-effective completion.
● Facilitate communication and collaboration among project stakeholders, including internal teams, consultants, contractors, and clients.
● Provide direction for the design process, including reviewing plans, specifications, and other project documentation to ensure alignment with project goals.
● Assist in securing all necessary permits and approvals from local, state, and federal agencies.
● Coordinate and oversee predevelopment activities, including site surveys, environmental assessments, and utility coordination.
● Manage the preparation, submission, and review of Requests for Proposals (RFPs) and other project-related documents.
● Conduct regular site visits to monitor progress, address any issues, and ensure project alignment with design intent and quality standards.
● Provide support in the preparation of financing memoranda and project reports, including business plans, schedules, and cost analyses.
● Maintain organized project documentation and records, including contracts, change orders, meeting minutes, and progress reports.
● Respond to project-related inquiries and provide updates to stakeholders and senior management.
● Handle various ad hoc assignments as needed to support the development team.
Professional Qualifications
● Bachelor’s degree in Construction Management, Architecture, Engineering, Real Estate, or a related field with five (5) or more years of work experience in commercial real estate development, architecture, or construction.
● Demonstrated experience managing design, pre-construction, and construction phases of development projects.
● Strong project management skills, with the ability to manage multiple projects at different stages of execution simultaneously.
● Proficiency in project management software and tools (e.g., Microsoft Project, Procore, AutoCAD, Bluebeam).
● Excellent written and verbal communication skills.
● Strong analytical and problem-solving skills with attention to detail.
● Ability to thrive in a dynamic environment with rapid growth.
● Proficiency in Microsoft Office Suite: Excel, Word, Outlook.

Physical Requirements
● Ability to work some extended hours in support of program objectives.
● Standard office conditions – standing or sitting for long periods of time.
● Regular site visits, requiring travel and walking on construction sites.

● Lifting and carrying up to 10 pounds.
