Job Description
- Manage the daily operation and maintenance of the physical assets with best-in-class customer service and pride of ownership
- Conduct regular site inspections to assess the property and identify opportunities for improvement
- Act as liaison and facilitator for tenant communications, work requests, maintenance events, shutdowns, and other site related issues
- Oversee the management of tenant work requests utilizing the maintenance management system and follow up with tenants in a timely manner to confirm they have received optimal customer service
- Manage vendor relationships; negotiate contracts that provide quality service at the best value and hold vendors accountable for maintaining high performance standards
- Coach and develop the team
- Review, approve and execute contracts with accuracy and efficiency while adhering to BioMed processes
- Update all internal reports; including monthly operating reports, financial reports and ESG initiative reports
- Create operating expense and capital budgets
- Make fiscally responsible decisions and recommendations when assessing the needs of each asset
- Ensure all regulatory compliance requirements are met
- Oversee the coordination of all vendor work and building regulatory testing with tenants
- Enforce building rules, regulations and policies
- Respond to site emergencies and complete incident reports
- Provide support where needed as assigned by supervisor
- Minimum (8-10) years’ experience with multi-sites in commercial real estate management
- Bachelor’s Degree, or equivalent work experience required
- Ability to be a team player and excel in cross-functional collaboration
- Strong desire to provide superior customer service and operational excellence
- Ability to problem solve, reason, motivate, organize and train team members
- Ability to demonstrate strong initiative and proactive problem solving abilities
- Proven ability to be organized, detail-oriented, and skilled in prioritizing workload
- Requires strong verbal and written communication skills
- Strong presentation skills are a plus
- Computer literate including intermediate proficiency in Microsoft Word, Excel, PowerPoint and Outlook
- MRI and Cove experience a plus
