Job Description
- Manage and direct on-site property managers.
- Ensure properties are well-maintained, secure, and operating efficiently.
- Oversee lease administration, rent collection, and tenant relations.
- Negotiate and manage contracts with vendors, contractors, and landscapers.
Financial Management and Reporting:
- Prepare and analyze financial reports, budgets, and forecasts for each property.
- Monitor property performance metrics (e.g., occupancy rates, net operating income, cost budgets).
- Identify and implement strategies to improve financial performance.
Joint Venture & Sales Management:
- Negotiate and execute joint ventures with builders & developers.
- Develop and implement sales strategies for developed properties.
- Collaborate with and manage external sales agents for new homes and commercial property sales.
- Monitor market trends and competitor activity.
Development Planning (Preferred):
- Contribute to the planning and execution of land development projects, including the construction of homes and the development of property for various uses.
- Conduct market research and feasibility studies to identify development opportunities.
- Prepare financial models and pro forma analyses to evaluate project viability.
- Collaborate with architects, engineers, and contractors throughout the development process.
- Explore and evaluate potential joint ventures with other builders.
Qualifications:
- Bachelor’s degree in real estate, Finance, Business Administration, or a related field.
- 5+ years of experience in real estate asset management or related field.
- Comprehension of property ownership areas such as title documents, lien law, insurance, environmental concerns, etc.
- Strong organizational and analytical skills
- Strong financial analysis and reporting skills.
- Excellent communication, negotiation, and interpersonal skills.
- Work in a fast-paced, collaborative, transaction-oriented environment with flexibility and independence.
- Advanced Knowledge of Microsoft Office Suite including Outlook, Excel, Power Point, and Word.
