JOB SUMMARY
 
The role of the Associate is to support all facets of the business while becoming a well-rounded real estate professional who shows a willingness to tackle tasks both big and small. Responsibilities as the Associate Asset Manager will include asset management, operations, leasing, and financial analysis. This person will be required to visit the portfolio weekly, with office time split between San Francisco and Alameda. 

DUTIES AND RESPONSIBILITIES 
Provide asset management support to lead Asset Manager for our Golden Gate industrial portfolio (1.3M SF across six projects) and any new Bay Area acquisitions. Primary point of contact in the Asset Manager’s absence Primary point of contact for Property Management or Engineering in response to building-specific issues: leaks, HVAC failures, roof issues, etc. Oversee and coordinate annual capital budgets, monthly reporting and requesting approvals from key stakeholders Manage all Deferred Maintenance and general building improvements funded via an annual capital budget, including obtaining multiple bids Coordinate minor tenant/market-ready improvements and tracking of more significant buildouts Build custom reports/presentations in Microsoft Excel and PowerPoint required for measuring key performance metrics by project, with a focus on contractual cash flow and committed capital Review monthly capital funding/lender requests and manage approvals Coordinate all recurring asset management, leasing, and operational meetings, including maintaining meeting agendas/notes Monitor lease expiration dates (LEDs) and assist leasing team in extension/expansion discussions Maintain VTS and active pipeline for prospective tenants Perform lease analysis for potential lease transactions Represent Blue Rise Ventures to tenants, investors, partners, and in the marketplace as a best-in-class industrial/advanced manufacturing commercial real estate team Assist with onboarding new projects Develop and maintain relationships with key tenants through weekly visits to the portfolio and meetings with decision makers

WORK EXPERIENCE REQUIREMENTS
3-5 years of employment at a real estate firm working in commercial asset management or property management

EDUCATION/EXPERIENCE
Bachelor’s Degree in Business, Economics, Accounting, or Finance or similar field preferred
High proficiency with Microsoft Excel, Word, PowerPoint, and Outlook; ARGUS a plus
Exceptional attention to detail and thoroughness is required to ensure accuracy in all data and work product
Team Player with collaborative and strong relationship-building skills with the ability to work independently in a way that reflects BRV’s culture and core values
Well organized, efficient, motivated self-starter
Willingness to travel as needed
