Alpha Partners is searching for a full time hire to join the organization that will assist with asset management, underwriting, and market research in our New York office. The candidate will participate in all aspects of the day-to-day asset management and acquisition process. We create value through acquisitions and management, with select investments in the credit spectrum, across value-add multi-family assets with a focus on the Midwest and Southeast regions. 


Responsibilities:


• Asset Management: Assist in all aspects of portfolio operations including executing the value-add business plan, monitoring performance, developing property budgets, and formulating long-term asset strategies. Implement solutions for occupancy, tenant satisfaction, rent growth, and operational efficiency to maximize asset value. Develop and manage capital expenditure budgets, including planning for repairs, renovations, and value-add improvements. Track project workflows, budgets, and schedules' progress, working closely with the Director of Operations and the property management team to set performance goals, and liaison with third-party contractors/ consultants.

• Financial Analysis: Conduct detailed analysis, including cash flow modeling and hold/ sell scenario assessments. Underwrite potential value-add multi-family and opportunistic acquisition investments. Prepare models to evaluate real estate investments, including equity, debt, and joint venture/ waterfall structures

• Transaction Execution: Prepare investment material for recommended opportunities. Assist in structuring transactions, negotiating pricing, arranging debt, and closing. Conduct transaction due diligence by collecting, reviewing, and summarizing property reports, leases, legal documents, and other due diligence documents.

• Market Research: Monitor market trends, comparable properties, and competitive dynamics to guide asset strategies and make informed investment decisions.


Qualifications:

• 2-6 years of Real Estate experience, with prior experience in Investment Banking, Private Equity or GP background preferred
• Bachelor's Degree with a concentration in real estate, marketing, finance, or other business discipline
• An MBA or a Master's in Real Estate is a plus
• Strong financial and analytical skills: Advanced Excel, PowerPoint and Word capabilities are required
• Other background besides Real Estate is a plus
