We are looking for an experienced Property Manager to join our Boulder team. The successful candidate will oversee property management, maintenance and construction activities for designated properties in BioMed Realty’s Class A portfolio.
- Oversees and coordinates all property management, maintenance and construction activities associated with commercial and lab tenants.
- In conjunction with the Facilities department, oversees staff and contractors in the inspection of facilities and equipment to determine need and extent of service equipment required, and type and number of operation and maintenance personnel required.
- Works with leasing brokers to market and lease space in the portfolio.
- Oversees all operating issues.
- Supervises assistant property managers and/or administrative support staff, including hiring, development and training.
- Conducts site inspections to assess the physical condition of portfolio assets, monitor competition and market conditions, and develop and implement action plans.
- Oversees the preparation of budgets, monthly accruals, quarterly variances, timelines, and plans to meet asset management and accounting requirements.
- Develops, in conjunction with Facilities department, preventative maintenance programs for multi-tenant buildings.
- Oversees maintenance, repair, or renovation of properties by outside contractors.
- Oversees the assembling of bids, evaluates the vendors and makes recommendations for action.
- Oversee the preparation of progress and performance on properties as it pertains to property condition and tenant needs/requests.
- Review tenant leases to ensure tenants are following all aspects of their lease requirements.
- Minimum five (5) years’ experience in commercial real estate management.
- BA/BS in business or related field required. CPM or RPA certification strongly preferred.
- Ability to analyze and interpret operating budgets, leases and related documents.
- In-depth and hands-on understanding of property management systems and processes.
- Prior experience managing staff and developing effective working relationships with vendors, contractors and tenants.
- Ability to interface with leasing brokers.
- Ability to conduct walk-throughs, inspections, and complete site and building management activities.
- Must be organized and task oriented, able to work in a fast-paced, team-oriented environment with multiple deadlines, and adapt readily to changing priorities.
- Ability to draft and write detailed notes, communications to tenants, vendors, and contracted firms to prepared reports and presentations, technical information in a clear and concise manner.
- Detail oriented with the ability to convey information orally and in writing in a clear and concise manner.
- Proficient in Excel, Word and Outlook. MRI experience a plus.
