Job Description

The ideal candidate is equipped to serve as both the construction and property manager for a portfolio of industrial real estate properties located in NJ/NY. This will be a dynamic role that requires managing multiple properties both on a day-to-day property and construction management basis. We are looking for someone who is a self-starter and able to structure their own schedule based on the daily requirements of each property/project. This role will be both onsite and work-from-home. Properties are located in NNJ, CNJ, and NY. Construction experience is an essential part of the role.

Construction/Project Management - 
  • Liaise with our GC to run point on value-add repositioning projects and ground-up development
  • Be the point of contact between owner, GC, engineers, and architect 
  • Assist in design, and managing scope/construction 
  • Create and manage the project budget, tracking costs and identifying potential cost overruns 
  • Develop detailed construction plans, timelines, and milestones to guide the project from start to finish
  • Manage, and coordinate the work of various subcontractors, ensuring they adhere to project specifications and timelines
  • Regularly visit the construction site to monitor progress, identify issues, and ensure compliance with safety regulations
  • Coordinate requisitions for construction loans 
  • Evaluate hard and soft cost budgets during precon and project construction 
  • Implement quality control measures to verify that construction work meets project standards
  • Identify potential risks on the project and develop strategies to mitigate them
  • Facilitate clear communication between the project team, owners, architects, engineers, subcontractors, and other stakeholders
  • Manage the procurement and delivery of construction materials to ensure timely availability on site
  • Lead and motivate the construction team, including assigning tasks and resolving conflicts
  • Ensure all necessary permits and regulatory compliance are obtained and maintained throughout the project
Property Management - 
  • Day-to-day management of property
  • Lead management and coordination of onsite operations, maintenance, and repairs with all vendors and third parties
  • Coordinate with contractors for repairs and renovations 
  • Manage service contracts 
  • Interface directly with and respond to maintenance requests from tenants 
  • Address tenant concerns and complaints promptly 
  • Communicate effectively with property owner, tenants, and contractors 
  • Enforce lease terms and policies
  • Conduct regular property inspections to identify maintenance needs 
  • Oversee preventative maintenance schedules 
  • Ensure compliance with building codes and safety standards 
  • Maintain accurate tenant records and property documentation 
  • Prepare reports for property owners on property performance 
Required Skills -

  • Ability to motivate and manage a diverse team of workers and subcontractors

  • Basic understanding of property management laws and regulations
