Job Description
Job Summary: The Acquisitions Analyst at Elion Partners will be a critical member of the Acquisitions team, providing support through in-depth financial analysis, underwriting, market research, and due diligence for potential real estate acquisitions. The ideal candidate will have direct experience in financial modeling for real estate acquisitions and dispositions, and a strong understanding of the due diligence process.
Essential Duties & Responsibilities:
- Develop and maintain detailed financial models using Excel and Argus to evaluate potential investment opportunities.
- Conduct market research and analyze economic and demographic trends, supply-demand fundamentals, and comparable transactions.
- Perform due diligence, including lease reviews, tenant financial analysis, and assessment of historical and projected property operating performance.
- Prepare investment committee memos for new investments for internal and external use.
- Assist in the closing and financing of new acquisitions including preparation of financing memoranda and communication with relevant stakeholders.
- Assist in the valuation of Elion’s existing portfolio as well as providing asset management related analysis on an as needed basis.
- Assist in the disposition process, including market timing analysis, underwriting, due diligence and transaction execution.
Qualifications & Requirements:
- 1 – 3 years of experience in real estate investment management, investment banking, brokerage, or related field.
- Bachelor's degree in Finance, Real Estate, Economics, or a related field
- Strong proficiency in financial modeling, including Excel and Argus Enterprise.
- Solid understanding of real estate valuation techniques, lease structures, and capital markets.
- Exceptional analytical skills with the ability to interpret complex financial data.
- Strong attention to detail and ability to manage multiple projects under tight deadlines.
- Excellent written and verbal communication skills.
- Ability to work collaboratively in a team-oriented environment.
- Experience in industrial real estate is a plus.
Additional Information:
- Competitive salary range based on experience, with eligibility for a discretionary bonus program.
- Travel may be required.
