The role is analytically intensive, and the ability to quickly understand and distill complex information into useful takeaways is critical, as is the ability to interpret. The Analyst will be assisting with feasibility studies for new investment opportunities, modeling sensitivity analysis for various scenario outcomes, financing structures and returns, supporting Optimus’ partners in decision-making. preparing investment memo materials, budgeting, as well as ad hoc projects.

Supervisor: This position reports to the Director of Acquisitions
Duties/Responsibilities:
- Assist Director of Acquisitions in preparing financial models, presentations, and reports to support investment decisions
- Conduct market research and analysis to stay current on market trends and economic conditions
- Underwrite new acquisition and development opportunities across various product types (multifamily, mixed-use, retail) and submarkets
- Assist with disposition strategies and activities for assets approaching the end of their investment hold period
- Manage company transaction volume, return performance, and other data
- Create and manage budgets for Limited Partner
- Create investment pitch decks
- Perform other duties as assigned
Required Skills/Abilities:
- Excellent analytical, problem-solving skills, and communication skills
- Excellent organizational skills and attention to detail
- Strong interpersonal and customer service skills
- Knowledge of real estate modeling and property management (required)
- Proficient Microsoft Excel, Word, PowerPoint, Yardi, and Canva (required)
- Must have reliable transportation
Education and Experience:
- Bachelor’s degree in business, real estate, or related discipline (required)
- Minimum of two years of experience as an Acquisition Associate for a small-to-mid size company (required)
Compensation and Benefits:
- 90k to 115k base salary
- 1% promote bonus
- 1% acquisition bonus
- Discretionary bonuses

Physical Requirements:
- Prolonged periods sitting at a desk and working on a computer
- Must be able to lift 10-15 pounds at a time
