We're looking for a Regional Director of Acquisitions in Atlanta to play a key role in our company’s growth strategy. In this dynamic position, you’ll lead the charge in sourcing, evaluating, and executing acquisitions that align with our strategic objectives. KEY RESPONSIBILITIES:
Deal Sourcing & Evaluation
- Identify and evaluate commercial real estate acquisition opportunities through market research and networking.
- Help facilitate the underwriting of new opportunities with the finance and operations team
- Assist the operations team with due diligence, including financial modeling, property inspections, market analysis, and risk assessment.
- Maintain relationships with brokers, property owners, developers, and other industry professionals to source off-market deals.
Financial Analysis & Underwriting
- Develop and analyze financial models to assess potential acquisitions, including cash flow projections, return on investment (ROI), and internal rate of return (IRR).
- Assess property performance, lease terms, and tenant financials to determine investment potential.
- Collaborate with finance teams to structure transactions that meet company objectives.
Transaction Management
- Lead negotiation of purchase agreements and contracts and assist finance team.
- Coordinate due diligence processes, including property inspections, environmental assessments, and legal reviews.
- Work with legal teams, lenders, and other stakeholders to ensure smooth transaction closings.
Strategic Planning & Market Research
- Stay informed on market trends, economic indicators, and regulatory changes impacting commercial real estate.
- Provide recommendations on potential acquisition strategies based on market conditions.
- Monitor industry developments and competitor activity to maintain a competitive edge.
QUALIFICATIONS & REQUIREMENTS:
- Bachelor’s degree in Real Estate, Finance, Business, or a related field (MBA or relevant certifications preferred).
- 3-7 years of experience in commercial real estate acquisitions, investment, or related roles.
- Strong knowledge of real estate valuation methods, financial modeling, and deal structuring.
- Excellent negotiation, analytical, and communication skills.
- Ability to manage multiple transactions and deadlines in a fast-paced environment.
- Proficiency in real estate financial software (e.g., Argus, Excel, CoStar, Yardi).
- Established network within the commercial real estate industry is a plus.
- Position is in office, but can adjust to a hybrid position in the future
