The Opportunity
Bailard is seeking a Real Estate Investment Manager to perform acquisitions and asset management for its Open-end Diversified Core Equity real estate fund. The Investment Manager will be an integral member of the team responsible for the full cycle of the real estate investment process: sourcing, evaluating, due diligence, financing, closing, asset management, and, ultimately, overseeing the disposition of properties in their portfolio. This role will work closely with portfolio managers to ensure that individual asset acquisitions and asset management plans complement the Fund’s overarching strategy. The role will also be an active participant in guiding the Fund’s strategy to adapt to changing market conditions. The Investment Manager will need to be adaptable, flexible, resourceful, energetic, and efficient.
- Identify and assess new investment opportunities, traveling to key markets frequently
- Actively lead the underwriting, due diligence, and closing of proposed transactions
- Provide active asset management to their sourced investments, including the preparation and implementation of property business plans, as well as operating and capital budgets
- Source and negotiate asset-level leverage when appropriate for the business plan
- Actively manage investments to enhance performance by resolving operating issues, addressing leasing challenges, and optimizing capital investment
- Oversee the quarterly valuation process and the continuous hold/sell discipline for each investment under his/her purview
- Participate in the ongoing effort to determine and continuously improve portfolio construction and risk management disciplines
- Perform client reporting on a quarterly, annual, and ad-hoc basis
- Present investment updates independently to clients and consultants
- Assist the capital-raising process by participating in client and consultant presentations from time to time
- Participate with the real estate team in preparing and updating research to continuously refine market and property-type targets
- Manage analyst(s)s/associate(s) assigned to each property within their portfolio
- 7 to 10+ years’ experience in real estate acquisitions and asset management
- Expertise with multiple property types
- Strong valuation, due diligence, and analytical skills, including the ability to model complicated structures using Excel and Argus
- Excellent verbal and written communication capabilities
- Strong organizational skills and ability to multitask
- Desire to conduct both acquisitions and asset management
- Proven ability to execute business plans across multiple property types
- Ability to draw on experience and network of third-party relationships
- Undergraduate degree required; advanced degree strongly preferred
- Hybrid position based in the New York City area
- Travel up to 40% required
- $175,000-$225,000 base plus discretionary bonus
