Role Overview: The Asset Management & Aquisitions analyst will support the management of the existing farmland portfolio and the sourcing, underwriting, and execution of new investments, including financial modeling, budgeting, due diligence, deal structuring, and asset performance analysis. This role requires strong coordination with internal teams and external stakeholders to drive investment execution, portfolio growth, and operational improvements.
Portfolio and Asset Management
- Review and interpret balance sheets, income statements, and operational reports; summarize findings and deliver concise reporting to internal stakeholders.
- Develop year-end reports comparing financial and operational performance against initial underwriting assumptions.
- Create and manage detailed monthly and annual budgets in collaboration with internal accounting team and third-party farm management companies.
- Review, negotiate, and manage key agreements, including financing documents, leases, water agreements, option agreements, easements, purchase and sale agreements, and letters of intent (LOIs).
- Monitor and analyze the financial performance of portfolio properties, including budget variances, forecasts, and overall financial health.
- Conduct regular property inspections and performance evaluations to assess operational efficiency.
- Build and maintain strong relationships with key stakeholders including investors, as well as industry parties (farm managers, nurseries, packing houses, farmers, government agencies, etc.)
- Represent the company at industry events, conferences, and forums to promote its mission and strategic objectives.
- Utilize data analytics and operational performance metrics to drive informed decision-making and enhance portfolio performance.
- Approach investment and asset management activities with a problem-solving mentality, consistently identifying key risks, value drivers, and operational improvements.
- Demonstrate experience in real estate, private equity, and agricultural investments.
Acquisitions
- Build and maintain detailed financial models, including monthly and annual cash flow projections.
- Construct sensitivity analyses, DCF models, NPV calculations, and dynamic financial charts to support investment decisions.
- Design and analyze waterfall promote structures and partnership returns.
- Conduct comprehensive due diligence, including review of appraisals, environmental reports, third-party inspections, and property condition assessments.
- Manage and coordinate the full deal process from initial underwriting through closing.
- Assist with deal structuring and negotiation of investment terms, including direct coordination with legal counsel. Ideal candidates will have experience negotiating transaction documents such as operating agreements, loan documents, and purchase and sale agreements.
- Analyze property-level financials, market data, and operational assumptions to validate investment theses.
- Structure and model debt financing, incorporating amortization schedules, interest-only periods, and repayment terms into cash flow projections.
- Collaborate cross-functionally with asset management, legal, finance, and operations teams to ensure seamless acquisition and integration processes.
- Gather and evaluate economic, demographic, and market-specific data, with a focus on farmland investing, current portfolio crops, and emerging agricultural opportunities.
- Develop and maintain a strong understanding of key financial and return metrics, including DSCR, Cash-on-Cash Return, XIRR, MOIC, and others.
- Actively generate new investment opportunities and expand the firm's sourcing and capital relationships. This role will involve substantial interaction with real estate brokers, asset allocators, lenders and owners. The ideal applicant will have pre-existing relationships.
- Create detailed water analyses and evaluate the financial impact of water infrastructure, rights, and supply dynamics.
- Excel & Financial Modeling: Build and maintain fully auditable, governance‑grade financial models in Excel by centralizing all assumptions on a named‑range Inputs sheet; structuring every schedule as an Excel Table with dynamic array formulas (XLOOKUP, FILTER); embedding automated reconciliation checks (balance‑sheet tie‑outs, cash‑flow and debt roll‑forwards); performing precise, date‑aware calculations (YEARFRAC/DAYS360, XIRR); designing scenario and sensitivity analyses via dropdown controls and data tables; and delivering polished, version‑controlled executive dashboards.
- Accounting & Financial Reporting: Deep expertise in GAAP and IFRS standards; prepare and analyze income statements, balance sheets, and cash flow statements; ensure accuracy through proper journal entries, reconciliations, and disclosure footnotes.
- Data Analytics & Visualization: Proficient in SQL for data extraction and transformation, and in Power BI/Tableau for building interactive dashboards and visual reports that drive actionable insights from large datasets.
- Forecasting & Budgeting: Skilled in developing rolling forecasts, annual budgets, and variance analyses; construct robust sensitivity and scenario models to support strategic planning and performance tracking.
- Valuation & Transaction Analysis: Experienced in valuation methodologies—discounted cash flow (DCF), comparable company analysis, and precedent transactions—and in building comprehensive M&A and capital‑raising models to inform investment decisions.
