Job Description
- Lead the underwriting process for new development deals
- Create a proforma that incudes market information, operating expense data, and estimated hard and soft costs
- Research all inputs for soft costs such as impact fees, building permits, insurance, and real estate taxes
- Modify assumptions as instructed by the developers and think intuitively on ways to improve the project
- Draft all real estate committee presentations
- Create verbiage and graphics for property overview, location overview, investment highlights, risks & mitigants, and market overview
- Create market study reports that include lease comps, competitive set, market absorption, and future supply
- Solicit and analyze predevelopment proposals including environmental, geo-tech, survey, engineering, architecture, and design
- Attend periodic meetings to learn development management process
- Coordinate with internal and external stakeholders including municipalities, regulatory agencies, lenders, and consultant teams to support the project management team
- Work with development and construction to finalize project specific development costs and revisions over time
- Update our internal database with the latest pricing, occupancy, costs, utility information to validate potential development sites
- Shop comparable properties via online searches, phone calls, and site visits
- Monitor our target markets including tracking any government actions or competitive projects that may impact our projects over time
- Assist in the preparation of the Company’s annual Strategic Plan focusing on the analysis of target markets, performance benchmarks and asset class
- Serve in a coordination and liaison role between the developers, the construction managers and senior management
- Compile information for clients and owner reports accurately and on time
- Respond in a timely fashion to questions, correspondence, emails and phone requests from managers, clients, lenders, investors, contractors, vendors, and regulatory agency personnel
- Other duties as assigned
- 2+ years of experience with related real estate development and/or real estate underwriting
- Minimum bachelor’s degree or equivalent, ideally specializing in real estate or finance; An advanced real estate degree is a plus
- Demonstrated self-starter who will take initiative, be humble enough to ask a lot of questions and be assertive when the situation requires it
- Excellent organizational, time management, and planning skills including the ability to juggle and prioritize
- Attention to detail and commitment to accuracy in a fast-paced environment
- Excellent written and verbal communication skills
- Advanced computer skills using Word, Excel, Outlook, PowerPoint
- Sense of urgency
- In office hours Monday through Friday. Infrequent travel required (approximately 1-2 trips per month).
