POSITION

Full-Time, Salaried, Performance-based bonus

LOCATION: San Francisco, CA
 Required 4 days per week in the office (Mon-Thu). Please do not apply if this does not align with you. 

The VP Construction Underwriter plays a critical role in evaluating and underwriting complex ground-up construction loan requests. This position requires advanced expertise in residential ground-up construction, real estate development, construction budgeting, risk assessment, and construction financial structuring. The ideal candidate brings a deep understanding of new construction dynamics and collaborates closely with Loan officers, borrowers, and internal credit team to structure sound and strategic financing solutions for ground up development projects. 

RESPONSIBILITIES
  • Serve as a subject matter expert on ground-up construction, leading a team of underwriters and cross-functional alignment. 
  • Lead end to end analysis of ground up construction loans from borrower prescreen to completion. 
  • Underwrite and evaluate ground-up construction loan opportunities, including financial feasibility, cost analysis, contractor qualifications, and market viability. 
  • Analyze borrower financials, budgets, schedules, and exit strategies to ensure loan alignment with company credit standards. 
  • Review and assess general contractor and subcontractor credentials, construction contracts, and insurance compliance. 
  • Interpret and evaluate third-party reports including appraisals, environmental reviews, feasibility studies, and title documents. 
  • Conduct thorough risk assessments addressing zoning, permitting, entitlement issues, construction sequencing, and site-specific challenges. 
  • Lead preparation of comprehensive construction memorandums with detailed analysis and recommendations for loan committee review. 
  • Collaborate with internal departments (operations, legal, credit and capital markets) to ensure smooth loan closings and project oversight. 
  • Ensure compliance with internal underwriting policies, investor guidelines, and applicable regulatory standards. 
 
QUALIFICATIONS

Required

  • Bachelor’s degree in Real Estate, Construction Management, Finance, or a related field. 
  • 10+ years of experience in construction or real estate underwriting, with a strong emphasis on ground-up development projects. 
  • Proficiency in evaluating construction budgets, schedules, city permits, and feasibility models. 
  • Strong communication, writing, and analytical skills, with the ability to present complex deals to credit committees and executives. 
  • Demonstrated ability to identify risks and structure creative solutions in a high-volume, fast-paced environment. 
 
Preferred
  • Experience across multiple disciplines including construction, finance and lending. 
  • Existing network of relationships within the construction and real estate development industry. 
  • Experience with digital lending platforms and construction management software. 
  • Familiarity with lien law protections, construction insurance, and mechanics lien enforcement. 
  • Understanding of permitting, entitlement, and zoning processes at municipal and state levels. 
  • Ability to lead due diligence efforts and interface confidently with developers, attorneys, and third-party consultants.
