Job Description
- Build and oversee complex financial models for multifamily real estate development projects, including capital stack modeling, IRR, equity multiple, and sensitivity analysis.
- Collaborate with executive leadership to evaluate deal structures, funding sources, and joint venture opportunities.
- Prepare financing and investor packages for presentations to lenders, partners, and internal stakeholders.
- Conduct market research to support assumptions and model integrity
- Participate in project feasibility studies, budget development, and scenario planning.
- Support financial due diligence for land acquisitions, entitlements, and development deals.
- Track and report on project financial performance, key milestones, and risk exposure during design and construction phases
- Work closely with Development Associates, Project Managers, Accounting, and Asset Management teams to ensure financial alignment across departments.
- Coordinate with external consultants, lenders, and public agencies to fulfill underwriting, compliance, and reporting requirements
- Serve as a team lead and subject matter expert, providing technical guidance and quality control for financial models and analysis.
- Mentor junior analysts and associates, offering training, coaching, and support for professional development.
- Foster a collaborative environment focused on accuracy, accountability, and continuous improvement.
- Bachelor’s degree in Finance, Real Estate, Economics, or a related field (MBA or Master’s degree preferred).
- 4–6 years of experience in real estate finance, development underwriting, or investment analysis.
- Proven experience serving in a team lead or project lead capacity, guiding analysts and driving collaborative deliverables.
- Advanced Excel skills, including complex modeling and scenario analysis; strong PowerPoint presentation capabilities.
- Deep understanding of multifamily development, pro formas, and capital structuring.
- Familiarity with affordable housing programs (LIHTC, tax-exempt bonds, gap financing) is a plus.
