Job Description

Atlantic Pacific Companies is a vertically integrated real estate firm with a growing portfolio of multifamily communities across Florida, Georgia, North Carolina, Maryland, Washington D.C., Texas, and Southern California.
We specialize in market-rate, workforce, and affordable housing developments, with a commitment to excellence, innovation, and impact.

We are seeking a Finance Associate to join our Multifamily Development Division. This highly visible role is ideal for a finance professional with progressive experience in real estate development or project finance, who is ready to take on expanded responsibilities—such as leading projects and guiding teammates. This individual will support underwriting and investment strategy, lead financial analysis, and help shape team deliverables and development decisions.

Key Responsibilities:
Investment Analysis & Financial Modeling
  • Build and oversee complex financial models for multifamily real estate development projects, including capital stack modeling, IRR, equity multiple, and sensitivity analysis.
  • Collaborate with executive leadership to evaluate deal structures, funding sources, and joint venture opportunities.
  • Prepare financing and investor packages for presentations to lenders, partners, and internal stakeholders.
  • Conduct market research to support assumptions and model integrity
Strategic Planning & Execution
  • Participate in project feasibility studies, budget development, and scenario planning.
  • Support financial due diligence for land acquisitions, entitlements, and development deals.
  • Track and report on project financial performance, key milestones, and risk exposure during design and construction phases
Cross-Functional Collaboration & Reporting
  • Work closely with Development Associates, Project Managers, Accounting, and Asset Management teams to ensure financial alignment across departments.
  • Coordinate with external consultants, lenders, and public agencies to fulfill underwriting, compliance, and reporting requirements
Mentorship & Team Guidance
  • Serve as a team lead and subject matter expert, providing technical guidance and quality control for financial models and analysis.
  • Mentor junior analysts and associates, offering training, coaching, and support for professional development.
  • Foster a collaborative environment focused on accuracy, accountability, and continuous improvement.
Qualifications
  • Bachelor’s degree in Finance, Real Estate, Economics, or a related field (MBA or Master’s degree preferred).
  • 4–6 years of experience in real estate finance, development underwriting, or investment analysis.
  • Proven experience serving in a team lead or project lead capacity, guiding analysts and driving collaborative deliverables.
  • Advanced Excel skills, including complex modeling and scenario analysis; strong PowerPoint presentation capabilities.
  • Deep understanding of multifamily development, pro formas, and capital structuring.
  • Familiarity with affordable housing programs (LIHTC, tax-exempt bonds, gap financing) is a plus.
  • Excellent analytical, organizational, and communication skills.
  • Demonstrated leadership, initiative, and a solutions-driven mindset.
What We Offer
  • Competitive base salary and performance-based bonus
  • Comprehensive health, dental, vision, and life insurance
  • 401(k) with company match
  • Paid time off and holiday schedule
  • Ongoing professional development and leadership exposure
  • A mission-driven workplace with room for long-term growth
