Job Description
Become a key contributor on the growing Finance team at TradeLane Properties, a company built on proven success in industrial real estate investment, development, and management. We’re looking for a detail-oriented and proactive Financial Analyst to assist with the financial operations of our portfolio of industrial assets.
In this role, you will support property and fund-level finance and accounting activities, including working with the Director of Finance on updating several key models, including the modeling of property and fund-level returns, as well as cash forecasting. This role supports various internal groups and processes, including accounting, investments, property management and investor relations. You will also be part of an active team buying, selling and financing real estate and supporting those transactions. Responsibilities:
Financial Modeling and Analysis
• Assist in the quarterly valuation process of internal assets, underwriting each asset with the latest market leasing assumptions and current leases.
• Project asset and fund level returns using Argus Enterprise and internal Excel models.
• Research current industry and market level trends surrounding cap rates, market rent growth, vacancy rates and construction costs.
• Maintain and update monthly key metrics for portfolio performance.
• Help oversee and improve all internal financial models.
Fund Level Responsibilities
• Provide fund-level return projections for fundraising and marketing presentations.
• Lead the creation of a standardized template to provide quarterly fund-level performance updates for fund investors.
Budgeting and Forecasting
• Support the creation and updates of property-level, corporate and fund budgets through collaboration with different stakeholders.
• Maintain the cash forecasting models by communicating with multiple departments to ensure accurate forecasts.
Investments Responsibilities:
• Provide administrative support across acquisition and disposition processes, including organizing files, scheduling meetings, and assisting with document preparation.
• Cross-trained to assist in tracking transaction timelines, updating internal databases, and supporting investment and leasing teams as needed.
Qualifications:
Education & Experience
- Bachelor’s degree in Business, Accounting, Real Estate, Data Science, or related field required.
- 3–5 years of finance experience (real estate experience a plus).
Technical Skills
• Argus Enterprise and Yardi experience preferred
• Excellent modeling skills using Excel, including direct experience with the following functions:
XIRR, XLOOKUP, INDEXMATCH, SUMIFS, INDIRECT, Conditional Formatting, Text Functions, Goal Seek, Data Table
VBA/Macros
PivotTables
Data Visualization (Graphs)
- Proficient in Microsoft Office Suite (Outlook, Word, PowerPoint).
Communication & Organization
- Strong written and verbal communication skills.
- Detail-oriented with solid time management and organizational skills.
- Ability to work effectively in a team environment and independently.
- This is an in-office position.
