Objective 
This is a hybrid role—the primary responsibility is the asset management and operations oversight of a newly acquired LIHTC (Low-Income Housing Tax Credit) affordable housing portfolio. The secondary responsibility includes providing analytical support across TruAmerica’s broader portfolio, including refinancing and disposition activities. 
 
Tasks and Responsibilities 
  • Analyze and track financial performance, business plan execution, and regulatory compliance across the AMCAL LIHTC portfolio.
  •  Develop, maintain, and refine property cash flow models, valuation tools, and portfolio performance reports with a focus on the affordable portfolio.
  • Monitor operating performance using internal Business Intelligence platforms and third-party affordable housing compliance tools.
  • Prepare financial reporting packages and presentation materials for senior management and investors on monthly, quarterly and/or annual basis.
  • Track and forecast capital projects and ensure cost-effective execution in line with the business plan.
  • Run hold/sell analyses and assist the Asset Manager and Portfolio Management Team with dispositions.
  • Asist with analysis of property sectors, and real estate & economic trends. Research and understand federal, state, and local affordable housing policies that impact the portfolio.
  • Manage the quarterly affordable portfolio valuations process in coordination with third-party consultants.
  • Perform ad hoc analysis and support special projects and initiatives as assigned.

Abilities/Qualifications
 
  • Bachelor’s degree in Business, Finance, Real Estate, or related field. Graduate coursework a plus.
  • 4-7 years of relevant real estate experience; ideally with exposure to affordable housing or LIHTC.,
  • Advanced knowledge or Excel, PowerPoint, and Word.
  • Previous exposure in real estate analytics and business intelligence platforms preferred but not required. 
  • Utilizing best judgement to meet targets and work under pressure.
  • Strong multi-tasking skills and extreme attention to detail.
  • Excellent communication skills: verbal, written, and interpersonal.
  • Highly organized self-starter with ability to take direction and follow-through.
  • Ability to apply best practices to facilitate successful completion of projects.
  • A sense of urgency, comfort with ambiguity, drive for results and ability to remain true to the company’s brand and image.

Compensation Range

The salary range for the role is $100,000 - $125,000
