DEPARTMENT: Management         CLASSIFICATION: Exempt        REPORTS TO: Managing Director of Property Management 
 
QUALIFICATIONS:  
  • Ability to manage real estate projects from acquisition to disposition with a zeal for maximizing the value for investors
  • Ability to work independently to oversee a diverse management portfolio  
  • Ability to interface with Senior Management and Investors
  • Strong financial and analytical skills with ability to prioritize and meet deadlines
  • Excellent communication and tenant relation skills
RESPONSIBILITES
  • Manage all operations, administration and maintenance of portfolio in accordance with management contract.
  • Responsible for a positive and prompt response to tenant requests and implementation of ongoing contact programs to constantly assess tenant needs and to assure problems are being solved promptly and to the mutual benefit of the tenant and the property
  • Complete monthly reports to include review of accounting information to ensure accuracy and adherence to Budget and Business Plan and provide an assessment of current building management results, occupancy, etc.  Reports to be completed each month are: (1) GL review; (2) Property Executive Summary; (3) Variance Report
  • Prepare and administer all operating and capital budgets
  • Assist leasing representatives in marketing and leasing the property
  • Add value to properties by increasing income and controlling expenses while maintaining the assets 
  • Responsible for the selection of outside contract services and coordination of landlord-provided services to tenants, in accordance with the leases
  • Manage the administration of tenant leases, including construction, move in and collections to ensure full compliance with lease provisions
  • Manage the physical maintenance of the property in accordance with all applicable laws, ordinances, and codes
  • Supervision of all maintenance programs relating to interior and exterior condition and appearance of the property
  • Maintain and enforce security and emergency procedures at the property
  • Complete fire drills and other emergency training with staff and tenants as necessary
  • Review invoices for coding and proper authorization of payment for services to vendors
  • Provide direction, leadership, management and performance feedback to Property Management and Engineering Staff for the assigned portfolio.  Provide annual performance and development goals as well as performance reviews for staff annually
