Construction Project Manager – Engineer

Summary:
Construction Project Manager – Engineer is responsible for ensuring the timely and cost-effective completion of construction projects by supporting all phases of the project, including acquisitions, entitlements, design, value engineering, pre-con, construction, operations, and asset management. This entails working with a variety of stakeholders to schedule and plan work, maintain budgets, and monitor overall progress with strong communication skills.
Projects may include ground-up construction, acquisition and renovation, rehabilitation, teardown, tenant improvements, including obtaining and evaluating bids; tracking project budgets; reviewing and approval of contractor pay applications; working with vendors and general contractors to select materials, schedule work, and complete punch lists. Overall responsibilities include project management, job safety, maintenance of job records and company assets, project budget responsibility and timeliness, review of expenses (conditional and unconditional) in construction financing draws, coordination with the operations team on pre-opening and post-opening, and ensuring general contractor lien releases.
Responsibilities:
The Construction Project Manager/Engineer will work with the company’s investment officers to ensure proper execution of the company’s value-add investment strategy. The primary responsibilities include:
· Assist the asset management team in cost estimating and overseeing renovation projects on existing owned assets.
· Assist the acquisition team in cost estimating and feasibility assessments in support of analyzing new investment opportunities.
· Coordinate and evaluate budgets and construction schedules related to industrial building renovation and repositioning projects and analyze third-party vertical construction budgets.
· Visit sites and monitor construction meetings as needed.
· Coordinate with the asset management team in responding to RFPs and Tenant Improvement packages.
· Supervise and coordinate subcontractors and vendors, ensuring they meet project deadlines and quality standards (project oversight, team selection, phasing, and logistics).
· Create annual and ad-hoc project scopes for repairs/renovations and manage costs/schedule/risks/change orders/communication from inception to completion.
· Review monthly draw requests.
· Prepare and present project status reports for the management team.
· Manage and review estimates, budgets, timetables, and resources.
· Identify, mitigate, and track recurring construction issues.
· Support investment officers in the execution of strategy and coordinate municipal approvals and contractors on directly owned investments.
· Adhere to legal regulations, building safety codes, and other requirements.
· Assist in the annual budget planning process and regularly monitor expenditure.
· Establish and grow relationships with partners, consultants, and key vendors.
· Respond efficiently and effectively to work delays, emergencies, and other project disruptions.
Required Skills:
· Minimum 5 years of experience managing new construction and renovation projects.
· Knowledge of construction methods and technologies, and an ability to interpret technical drawings and contracts.
· Ability to manage multiple projects simultaneously with an eye for quality.
· Creative and analytic mindset for value engineering and project management.
· Knowledge of construction worksite safety practices.
· Excellent written and verbal communication skills.
· Very strong organizational, analytical, and problem-solving skills.
· Team-oriented and willingness to perform tasks outside his or her job description.
· The ability to meet deadlines.
· Self-motivated and energetic.
· A strong desire to work in real estate.
Preferred skills and qualifications:
· Bachelor’s Degree (or equivalent experience) with a focus in engineering, construction management, or related fields.
· Professional certification, such as CCM (certified construction manager), AC (associate constructor), CAC (Certified construction associate), CPC (certified professional constructor), or PMP (project management professional).
· Working knowledge of green building practices.
