Position Summary
The Capital Markets Associate is responsible for coordinating company-wide capital market initiatives as well as investor relations including research, modeling, structuring and closing corporate and joint venture financings. The Capital Markets Associate also coordinates investor relations with existing equity partners and lending partners.
Essential Functions/Responsibilities
- Prepare information memorandums outlining project opportunities to prospective financiers
- Present the project to the preferred list of financiers and conduct Q & A sessions where required
- Procure indicative finance terms / refinance and / or participation and seek to negotiate optimal terms on behalf of Mill Creek Residential Trust across the capital spectrum
- Identify the most appropriate financier and structure to provide the required project funding
- Assist with engaging legal & tax consultants to establish project structure
- Prepare appraisal briefs and engage project appraisals as required
- Convert due diligence feasibility to live project cash flow and funding table to be tracked monthly
- Facilitate the credit approval process to ensure a timely transition to legal documentation
- Manage the execution of all transaction documents
- Maintain accounting system, budget, cash flows and prepare reports
- Establish the Income Cost Report (“ICR”) process, recording the following:
o Commencement budget.
o Current budget.
o Costs and revenues to date.
o Costs and revenue to be received.
o Variances between current budget and commencement budget and current month and previous month.
o Updating of forecasts monthly.
· Liaison with the Group’s accountants to provide information in a format suitable for compliance requirements.
· Prepare drawdown reports and notices for lenders
· Liaise with lenders and stakeholders to mitigate potential risks and capitalize on opportunities
· Maintain relationships with key contacts and financiers
· Monitor contingency allowance and project budget amounts
· Prepare final project financial reports and debriefs for use internally & externally
· In consultation with accounting team, plan for future capital requirements and identify any deficiencies that may need attention
· Attend monthly finance meetings and report on project and funding components
· Provide support to acquisition team in relation to pre-purchase site and DD activities (eg. Funding strategies & project structuring etc)
· Raise finance for working capital as and when required (eg. Corporate capital facility, car finance, office leases etc)
· Remain up-to-date with market trends in the real estate structured finance space, sharing intelligence regularly with colleagues across the acquisitions and asset management teams
Education and/or Experience
· Qualified degree in business/commerce, ideally with a CPA or CFA qualification
· At least three years of real estate capital markets experience, primarily in the origination and negotiation of commercial real estate debt
Skills/Specialized Knowledge
· Demonstrated experience negotiating legal documents and structuring transactions across the capital spectrum
· Strong credit underwriting capabilities and experience with different types of real estate transactions and asset classes
· A highly commercial and entrepreneurial self-starter with strong judgment and an ability to spot opportunity and develop creative solutions, particularly in developing creative capital solutions for specific investment opportunities
· Proficient with a variety of software packages ideally with advance working knowledge of MS office suite, in particular Excel.
· Strong communication skills to build relationships, network and negotiate with internal and external stakeholders.
· Exceptional attention to detail to provide accurate reporting and advice to the business to enable future decision making.
