Woodfield Development is a premier developer and operator of Class A multifamily apartment communities in high-growth markets throughout the southeast, mid-Atlantic, and Texas. Since its founding by four former officers of a publicly traded REIT in 2005, Woodfield has completed nearly 90 communities, with 25 communities under construction and numerous projects in various stages of entitlement and design.
General Summary:
Our Company is seeking an experienced and talented development professional who will be located in Tampa, FL to work alongside the market Development Partner. This position will be responsible for various development activities of our multifamily and mixed-use real estate projects. This position works closely with team members to facilitate a wide variety of activities associated with underwriting, reporting and presentations, conducting due diligence, managing the design/consultant team, overseeing of project construction, maintaining ongoing budgets/schedules and support marketing and lease up of new multifamily communities.
Initial Summary of Key Duties and Responsibilities:
· Conducts research to support all development functions, including acquisitions, due diligence, permit/impact fees, utility costs, market analysis, entitlements, construction costs, etc.
· Assist in preparing, updating and maintaining project financial models and internal investment memos for existing developments and new development opportunities.
· Solicit and review agreements relating to due diligence, design, consulting agreements and construction services.
· Assist in land acquisition, including preparation of LOI’s and purchase contracts with legal counsel, gathering of due diligence materials and tracking of timelines.
· Work with Development Partners and capital markets team as needed as it relates to debt and equity raising and relationships.
· Assist with the financial closing in conjunction with lenders, legal counsel and team members.
· Attend development project construction OAC meetings and site visits.
· Assist in the submittal, change order and pay application requests.
· Produce monthly internal monthly summary reports.
· Participate in development quality control and turnover including job walks and punch list walks.
· Contribute to schedule and project close-out processes.
· Works with Asset Management team to develop, update and evaluate operating expense, cash flow and income projections against established budgets and operating proformas.
· Updates industry knowledge through reading publications, participating in professional organizations and attending formal and informal training as appropriate and approved.
Future Responsibilities
• Direct the due diligence process, including selection and management of consultants and evaluation of reports. Identify risks, mitigation strategies, and impact to projected investment returns.
• Direct pre-development activities with 3rd party professionals, specifically including pre-closing design and entitlement work, resolution of due diligence issues, and satisfaction of closing contingencies.
• Provide leadership to project team and maintain comprehensive working knowledge of construction progress.
• Throughout the entire process, maintain a basic understanding of all relevant documents (e.g., contracts, construction drawings, easements, leases, etc.)
• Plan, organize, and conduct regular project team meetings to maximize likelihood of achieving schedule, budget, and quality objectives
• Identify challenges and opportunities that may arise during the development process; facilitate efficient, creative, and thoughtful solutions.
• Prepare monthly reports, including updates regarding budget, schedule, and market conditions. Evaluate potential impacts to business plan and investment returns and communicate same to Company leadership
• Collaborate with the Asset Management Team throughout the entire process, specifically including creation and execution of marketing/leasing plans, and other key strategic decisions related to the business plan.
• Upon completion, ensure a smooth transition to the assigned Asset Manager and 3rd party property management firm
• Work with the company’s network of brokers to assist in site identification
Requirements:
· Minimum bachelor’s degree from four-year College or University preferably in a real estate or construction discipline.
· Minimum 3 years of related multi-family or mixed-use experience required.
· Project Management experience on ground-up multi-family or mixed-use projects.
· Creative and results-oriented, with a strong sense of urgency.
· Ability to write reports, business correspondence and procedure materials.
· Proficient in Microsoft Office suite and Adobe Acrobat.
