Job Description
- Ensures lease compliance, regularly inspecting leased areas to determine if property is maintained in accordance with the lease and inspects vacant spaces to determine maintenance and repair needs.
- Negotiates lease, lease renewals, license agreements, Memorandum of Understanding and permits with prospective and current tenants in accordance with established Port policies and practices, legal and regulatory restrictions and market conditions to maximize the potential revenue of the Port.
- Drafts leases, license agreements and other documents in accordance with established policies and practices for the review and approval of Port management and legal counsel.
- Responds to requests from tenants and members of the public for maintenance, repairs, improvements and modifications, establishing cooperative relationships with Port’s neighbors and tenants while protecting the Port’s interests.
- Initiates work requests for repairs and improvements for both leased and unleased property with the Port’s Maintenance Department.
- Reviews the aging report and tenant ledgers with the Collections Officer to analyze and reconcile tenant accounts. Position requires the negotiation of payment plans and settlement agreements, drafting default and 3-day notices, and preparation of forms to correct and initiate billing.
- On behalf of Port Real Estate, review and provide comments on plans submitted for building permits, acting as a liaison between tenants and Port building and fire inspectors.
- Conducts market and feasibility studies related to marketing operations of retail, commercial and industrial property to provide current information to be used in management’s evaluation and appraisal of proposed projects.
- Abstracts lease agreements to document key lease provisions.
- Documents tenant-related matters to include incidents, agreements, and understandings, to ensure accurate records and effective communication.
- Assists the Special Event Coordinator with assessing potential impacts of certain events on Port facilities and tenants. Communicates with Port tenants and other external stakeholders on potential impacts such as street closures or restricted access to Port facilities.
- Responds to complaints regarding the facilities, noise, traffic, trash, etc.
- Performs other related duties and responsibilities as assigned.
