Position Summary
Preserve Partners (“Preserve”) is a private real estate investment firm with approximately $800 million in assets under management, specializing in multifamily investments across the U.S. Founded in 2015 and headquartered in Salt Lake City, Preserve is committed to long-term value creation through thoughtful stewardship of both capital and community.
We are seeking an Asset Management Associate to join our team with a core focus on our affordable housing portfolio, which spans multiple markets and is central to our future growth. The Associate will be responsible for asset-level strategy, oversight, and performance across a portfolio of affordable multifamily properties. The role includes collaboration with institutional joint venture partners, third-party property managers, internal teams, and consultants to ensure strong financial performance and mission-aligned execution.
This role offers a significant opportunity to help shape and scale a key focus area of the firm. The preferred location is Salt Lake City, UT at our headquarters, though San Francisco, CA is an option for the right candidate.
Qualifications & Experience
- Bachelor’s degree required; Master’s in Real Estate, Finance, or Business preferred.
- Minimum of 5 years of experience in real estate, with at least 3 years in multifamily asset management; affordable housing experience strongly preferred.
- Demonstrated success managing institutional-quality assets and value-add strategies.
- Deep understanding of real estate financial modeling, underwriting, and valuation techniques.
- Proficiency in Excel, PowerPoint, and financial reporting tools; experience with Yardi or similar platforms is a plus.
- Strong leadership and interpersonal skills with an ability to work across functional teams and external partners.
- Excellent verbal and written communication skills, with the ability to translate complex financial concepts into actionable insights.
- Travel required up to 25% of the time, including extended site visits as needed.
Key Responsibilities
- Develop and implement strategic business plans to maximize net operating income (NOI) and long-term asset value.
- Lead the day-to-day asset management of a portfolio of affordable multifamily assets, including oversight of third-party property management firms.
- Review and approve property-level budgets, financial statements, capital plans, and leasing strategies.
- Manage all aspects of property performance including occupancy, revenue growth, and expense control.
- Coordinate with internal construction teams on capital improvement programs, renovation scopes, and timeline execution.
- Participate in refinance, disposition, and recapitalization events across the affordable portfolio.
- Monitor market dynamics and regulatory trends in affordable housing to inform investment strategy and compliance.
- Collaborate with the Investments team during due diligence to assess operating assumptions, staffing, and market viability.
- Prepare and lead quarterly asset reviews, investor reporting, and joint venture updates.
- Maintain proactive communication with JV partners, lenders, consultants, and internal stakeholders.
