PRESERVE Partners (PRESERVE) is a private real estate investment firm with a primary focus on multifamily investments and outdoor hospitality. The firm was founded in 2015 and is headquartered in Salt Lake City, UT. The firm currently has approximately $800MM in assets under management. PRESERVE is seeking an Asset Management Analyst to integrate into their operations of multifamily projects. The Asset Management Analyst will be based in Columbus, OH.
- Bachelor’s Degree from an accredited institution, preferably in finance or real estate
- 2-5 years of relevant real estate or finance experience with experience on the principal side preferred
- Excellent underwriting experience and skills
- Any combination of education, training and experience that provides the required knowledge, skills and abilities to reposition real estate assets and maximize asset value
- Proven leadership skills and ability to delegate work
- Create and review operating budgets and financials for assigned assets across the multifamily portfolio, verifying assumptions, understanding value drivers, and comparing performance to underwriting on a monthly, quarterly, and annual basis
- Execute management, leasing and capital investment strategies as well as income/expense budgets for each asset assigned to the employee
- Responsible for tracking capital improvement budgets
- Responsible for maintaining deal level models and monthly reforecasting
- Contribute to reporting to joint venture partners, investors and lenders by producing quarterly narratives and creating reports with operational and financial information
- Contribute to annual Strategic Asset Plan development by determining future cash flow projections, update business plans, compare results to budget and underwriting and understand deviations, while identifying opportunities to improve performance
- Review property performance and establish goals for revenue and expense management
- Execute leasing strategy including outreach to tenants, marketing schemes and oversight of third-party management team
- Contribute to accurate asset analysis, investment committee memos, reforecasts, updates and business plans
- Coordinate and oversee capital projects such as unit renovations in collaboration with property managers, and larger capital projects in collaboration with Preserve’s construction team
- High level of proficiency in Excel and PowerPoint
- Experience with complex financial modeling, including cash flow models, sensitivity tables, debt and equity waterfall structures
- In-depth understanding of real estate investment factors and valuations, coupled with general understanding of financing, accounting, leasing and capital market terms and concepts
- Ability to develop and cultivate business relationships with consultants and other team members
- Excellent analytical, interpersonal, writing and communication skills with ability to work independently, prioritize and multi-task
- Maintain composure and effectiveness under pressure and changing conditions
- Ability to work in a fast-paced, self-directed, entrepreneurial environment
