The Director of Asset Management’s (“AM”) primary role is to execute and oversee our business plan for each property. The intent of this role is to transition into the head of asset management over the next 2-5 years as the current occupant of that position intends to retire. 
 
The AM position provides the opportunity to work with a well-established real estate investment team with a four-decade track record with a clear track into a senior leadership role. The AM will be expected to proactively monitor and manage asset strategy across our portfolio (currently 14 properties, 3,100 units), review financials, create / review / approve budgets, oversee capital expenditures, cash management, and track key performance indicators. The AM will work closely with acquisitions and third-party property management during the life cycle of each real estate investment to execute or even improve upon our business plan for each asset. 
 
The AM will be involved in investor reporting, distributions, valuations, due diligence / on-boarding acquisitions, dispositions, financing, ongoing reporting, and other functions. 
 
The ideal candidate for the AM position will be a self-starter, passionate about asset management, able to balance multiple priorities and tasks, able to develop and lead a team, able to communicate effectively at all levels from on-site personnel to institutional joint venture partners, and work well in a high-performance small business culture as part of our overall team. 

GENERAL DUTIES / KEY RESPONSIBILITES
The AM will have direct business plan oversight for multifamily properties within their assigned portfolio (and, eventually the goal is to assume responsibility for the entire portfolio). This candidate will become an integral part of an established and tenured team and assume significant responsibility that may include the following (this is not an all-encompassing list of duties, other functions may be assigned as needed):
 
Asset Management & Operations:
  • Implement the business plan for each asset, often working as a liaison between property management, investment team, construction management, vendors, legal counsel, and other parties. 
  • Track, review, finalize, and analyze financial reports including rent rolls, income statements, balance sheets, budget comparisons, cash flow statements, variances, and delinquency reports. 
  • Maintain, implement, and improve upon standardized reporting templates to track KPIs and other relevant information. 
  • Manage cash, operational fundings, draws, and distribution recommendations. 
  • Review lease trade out reports and interior improvement plans 
  • Track renovation premiums, ROI, and other metrics. 
  • Regularly meet with, manage, guide, and communicate with third-party management on-site teams, regional managers, accounting, marketing, and other management team members. 
  • Monitor leasing traffic and oversee pricing. 
  • Find ways to increase revenue, control and reduce expenses, and otherwise increase the bottom line to drive value. 
  • Track and communicate property operations and budget variances. 
  • Perform and document on-site property inspections (semi-annually). Report inspection results and make recommendations to senior management and property management.
  • Coordinate disposition process and due diligence process. 
  • Coordinate with our ongoing efforts to bolster community, enhance community events, non-profit partnerships, etc. We value our residents and expect the AM to meet business objectives while aligning with and supporting our core values. 

Construction & CapEx Management: 
  • Implement and monitor asset strategies, provide project management, and review and track construction budgets. 
  • Evaluate construction progress and identify discrepancies between planned and actual renovation timing, scope, specifications, and design
  • Ensure construction strategies are adequately / pro-actively resourced and managed. 
  • Collaborate with management, acquisitions, construction, and other teams in the tracking and achievement of construction plans. 
  • Create, maintain, and communicate forward looking capital needs plans. 

Reporting / Other:
  • Assisting in writing quarterly Investor updates.
  • Performing property tours for lenders and investors as needed.
  • Monitor loan covenants and other key debt related items (rate caps, etc.).
  • Travel to each property in assigned portfolio at least quarterly (sometimes more often during key business plan items)
  • Assist with due diligence, budgeting, on-boarding and closing for new acquisitions.
  • Assisting in coordination of post-acquisition activities and integration of assets into the firm’s portfolio.
  • Evaluate our markets/submarkets for changing operating climate (positive or negative)
  • Manage replacement reserve draw process or other draws with all lenders, as well as ensure that annual lender inspections and any identified deficiencies are addressed.
  • Involved with annual insurance renewals, as well as ensuring all annual insurance inspections and any deficiencies are addressed.
  • Manage asset management personnel and train new employees in the department
  • Assist in monthly or quarterly distribution process.
  • Reporting and communication for asset management with our JV partners.
  • Assist with investor relations, answering questions, providing performance updates, etc. 
  • Maintain familiarity, awareness, and compliance with numerous operating and other related agreements. 

QUALIFICATIONS
  • 7+ years of experience in multifamily asset management, property management, cash management, acquisitions and/or valuation
  • Life-long learner with entrepreneurial mindset / attitude
  • Bachelor’s Degree required, preferred in Real Estate, Finance, Accounting
  • Self-starter with ability to think critically / proactively. 
  • Must be able to work independently, multitask, have strong organization skills, be detail-oriented, and be able to take direction from multiple vantage points (JV partners, Continental senior team members, etc.)
  • Superior interpersonal, written, and verbal communication skills.
  • Ability to manage, train, and develop a team. 
  • Ability to work on a team, as well as independently, while driving multiple priorities and applying good judgement along with a strong sense of self-motivation and direction. 
  • Proficiency in various forms of property management software: Yardi, Resman, Real Page

TECHNICAL REQUIREMENTS 
  • The AM is expected to be highly proficient and at an advanced Microsoft Excel level.  Excel is our main tool of analysis and will be a foundational tool for this position. 
  • Professional proficiency in the Microsoft Office Suite (Word, Power Point, OneNote, etc.). The ability to produce professionally formatted emails, reports, and documents is required.
  • Be able to proficiently navigate industry standard tools, such as Yardi, ResMan, Real Page, Axiometrics, Yardi Matrix. 

PHYSICAL DEMANDS
The employee will be regularly required to sit, stand, walk, and reach using feet, legs, back, arms and hands as well as talk and hear. The employee will be required to work at a personal computer and talk on the phone for extended periods of time. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends as needed.

  
ATTENDANCE / TRAVEL
This position is a full-time in-office position and may require the availability to work some nights, weekends, and occasional holidays. Occasional remote work may be permitted with manager approval. Regular travel is required. This position is expected to visit each asset in its assigned portfolio quarterly. More frequent travel may be required during construction or other key points in our business plan. 


COMPENSATION & BENEFITS
We offer a competitive compensation package, including a base salary range of $125,000 to $165,000, performance-based bonuses, and benefits package including 401k, health / dental / vision coverage, and generous PTO.
