THE OPPORTUNITY:

This is a cross-disciplinary role working with the Acquisitions (new investments), Asset Management (existing assets), and Development teams.  Chief responsibilities will include sourcing and evaluating prospective real estate acquisitions, working with brokerage and capital partner teams on acquisition pursuits, managing due diligence processes on purchase transactions and managing the internal transition to the Ellis Partners asset management teams at closing.   The Associate will work closely with the Analysts and serve as a mentor in their training and development.   

Prospective Transaction Evaluation (New Acquisitions/Developments)
  • Source and evaluate prospective real estate acquisitions and propose preliminary business plans
  • Work with the Analyst(s) to create detailed pro forma cash flow analyses using Argus and Excel 
  • Work with the Analyst(s) to create detailed development feasibility analysis for retail, data center, office and residential 
  • Analyze, interpret, and review cash flow models to confirm accuracy of proposed business plan and supporting data
  • Compute investment return metrics such as return on cost (ROC), internal rate of return (IRR), and equity multiples in the proprietary valuation model, and verify results for accuracy. 
  • Coordinate the review of due diligence materials, abstraction of leases, evaluation of operating expenses, and collection and dissemination of documents to lender and equity investors and act as a transaction manager for the acquisition
  • Complete analysis and content for Investment Committee memo and help lead, present and defend opportunities to capital partners and Investment Committee
Market & Economic Research
  • Research general market and economic conditions – track market vacancies, absorption, rents, new construction, development – and summarize and disseminate developing trends that can inform acquisition and portfolio strategy 
  • Compile, summarize, and disseminate in-depth market research relevant to particular opportunities
  • Evaluate competitive buildings, relevant sale & lease comps, economic drivers and historic market rents
  • Build a strong network of industry peers to independently conduct research and identify opportunities and insights  
Asset Management
  • Support asset managers in quarterly financial model updates and reporting; review periodic market data analyses for existing portfolio assets and build and interpret prospective lease analysis, hold/sell analysis, and comparisons of actual results to pro forma
  • Join various meetings with external teams regarding leasing and development/repositioning for owned portfolio

QUALIFICATIONS:
  • 3+ years of real estate experience
  • Proficiency in MS Excel and Argus is required
  • Excellent written and verbal communication skills with the ability to synthesize quantitative financial analysis into concise written and verbal reports
  • Highly motivated team player with excellent interpersonal skills and the ability to interface with personnel of all levels both internally and externally. Curious by nature, focused on problem solving.
  • Strong desire to work in commercial real estate with a passion for understanding and contributing to the built environment
  • Deep understanding of supply/demand relationships and sub-market level dynamics throughout the Bay Area, will be able to independently evaluate a deal and complete an initial valuation
  • Strong understanding of general finance concepts including cash flow forecasting, net present value and capital markets 
  • Detail oriented with strong quantitative and analytical skills with desire to grow and learn
  • Interest in engaging and experimenting with new artificial intelligence tools to enhance productivity and data synthesis.  
COMPENSATION AND BENEFITS:
  • Salary Range:  $100,000-130,000
