POSITION: Investment Analyst
LOCATION: Atlanta, GA
ROLE OVERVIEW
As the sole Investment Analyst on the team, you will play a critical, wide-ranging role within the organization. You will report directly to the CEO, but a significant amount of your time will be spent providing support to the Head of Capital Markets and the Head of Asset Management. This means exposure to a broad spectrum of functions, from site underwriting and financial modeling to investor presentation preparation, market research, portfolio analysis, and ad hoc initiatives that shape the direction of the company.
Given our lean and entrepreneurial structure, this is a hands-on role suited for someone who is both detail-oriented and adaptable, with the ability to prioritize across multiple workflows. The ideal candidate is eager to take ownership of high-stakes projects, learn directly from executive leadership, and grow into a key player on one of the most active development platforms in the industry.
RESPONSIBILITIES
In this role, you will be expected to make substantial contributions to analysis that will inform the firm’s investment and asset management decisions. Your responsibilities will include the following:
· Analyze national and regional markets using SAFStor’s proprietary tools, third-party data (e.g., Yardi, CoStar, ESRI), and demographic indicators to identify high-potential sites
· Underwrite new investment opportunities
· Create investment memos to present opportunities internally and to investment partners
· Analyze debt and equity structures, waterfalls, and return profiles
· Participate in business plan execution and ongoing operational strategy
· Monitor property-level performance against underwriting and budget
· Identify opportunities to enhance NOI through rent optimization, cost controls, or operational improvements
· Assist with reforecasting, scenario modeling, and hold/sell analyses
· Develop benchmarking tools, create dashboards, and generate portfolio-level reporting for leadership and investors
· Help maintain relationships with debt and equity capital providers
· Complete miscellaneous additional assignments to facilitate the effectiveness of SAFStor as a whole
DESIRED QUALIFICATIONS
This is a demanding role. Historically, our most successful hires are driven and willing to do whatever it takes to succeed in an environment that is often ambiguous, requires multitasking, and can be stressful. Efficiency and accuracy of your analysis is critical as significant investment decisions will largely be informed by your work product. Candidates should possess the following criteria:
· 0 - 2 years of relevant experience in real estate, development, or finance
· Bachelor’s degree from a top-tier university in a relevant major with an excellent academic track record; please include your GPA and relevant standardized test scores on your resume
· Capable writer who communicates succinctly
· High attention to detail
· Strong computer and financial modeling skills – particularly with Excel and PowerPoint
· Critical thinker and self-starter capable of accomplishing a task with limited guidance and supervision
· Coding experience is not a requirement, but viewed favorably
