We are seeking an experienced Portfolio Management professional who could join at either the Vice President or Senior Vice President level, depending on qualifications and experience.
Position Summary
Act as an integral member of Portfolio Management department in developing investment strategies, portfolio construction, monitoring asset-level and portfolio-level performance, investor reporting, and managing risk across allocated investment vehicles. In addition, the Portfolio Management team is responsible for asset level financings, recapitalizations, and dispositions.
Duties and Responsibilities
- Perform portfolio diversification analysis to evaluate capital allocation strategy, identify key risks and recommend mitigants.
- Lead the quarterly Investor Reporting process as well as preparation of weekly, monthly, and quarterly Asset and Portfolio Management reports for their respective Funds.
- Lead quarterly portfolio cash flow and return reforecasts, quarterly portfolio valuations and monthly operational updates for their respective Funds.
- Oversee fund-level cash flow modeling and update/reforecast pro forma models for each asset in their respective Funds.
- Lead the process of compiling data and metrics required by the Sales (capital raising) team as well as preparing monthly sales memo and participating in recurring sales calls. Provide support to the Sales team both virtually and in the field.
- Track key economic data as well as multifamily fundamentals, including comp and development pipelines, at the national, market, and submarket level and assist in formulating the company's view on the viability of investment in each market.
- Review and negotiate loan documents and ensure proper abstraction of the same for loan management and covenant compliance purposes. Track compliance of key covenants and monitor expectations for refinancing proceeds and/or extensions.
- Lead the financing, hedging, recapitalization, and disposition of assets in the respective investment vehicles. Where applicable, lead the buyout of joint venture development partners.
- Assist in the preparation of marketing materials for current investment offerings, sales presentations, and industry conferences.
- Lead the process of preparing monthly cash management models in concert with Accounting to ensure adequate cash reserves and suggest distribution amounts across all investment vehicles, including sensitivity analyses to ensure prudent cash balances, and present to Investment Committee.
- Analyze and approve asset-level distributions as prepared by Asset Management and coordinate distributions to the respective investment vehicles with Accounting.
- Coordinate with other departments and respond to any questions for property-level, market and submarket data and metrics to report to investors, lenders, partners, or others.
- Develop relationships with development partners, lenders, investment sales brokers, mortgage brokers, and others involved in the multifamily industry.
Requirements
- Relevant Work Experience: Core requirements for role include 8-10+ years of experience in portfolio management with an emphasis on multifamily/housing assets, and experience managing capital markets transactions. For SVP Consideration, 12–15+ years’ experience, significant track record in portfolio strategy leadership, capital markets transactions, and mentoring/managing associate/senior staff.
- Education: Bachelor’s degree in Accounting, Finance, Real Estate, Economics, or related field, or equivalent combination of education and experience.
- Computer Skills: To perform this job successfully, an individual should have strong competency with Microsoft Office, most importantly Word, Excel and PowerPoint.
Salary and Benefits
Griffin Capital’s salary ranges are determined by role, duration of direct experience, and internal and external pay equity considerations.
- The starting base salary range for this full-time position is $160,000-$300,000 + annual bonus eligibility + benefits. Final title and compensation will reflect experience, expertise, and leadership impact of the candidate. *
