Position: Property Accounting Controller

Position and Responsibilities:
Under the supervision of the Chief Financial Officer and Chief Accounting Officer and working with the internal and 3rd party property managers, the Property Accounting Controller is responsible for managing the monthly close of all property financials and for overseeing the day-to-day operations of the accounting functions for the property accounting department.
· Oversee the completion of the month-end process which includes the approval of any necessary accruals, reconciling all balance sheet accounts for accuracy, analyzing and explaining income statement and balance sheet budget to actual variances.
· Maintain accounting close schedules necessary to meet company deadlines.
· Presenting the various property accounting reports to senior leadership and making suitable observations and recommendations.
· Interface with and quickly respond to information requests from key stakeholders, including asset management, capital markets, FP&A, and senior leadership to provide insight on property-level results.
· Prepare complex debt covenant calculations for corporate credit facility.
· Preventing inaccuracies in financial statements by executing internal control systems and adopting proper policies for monthly reporting.
· Review and report property-level cash flow analysis.
· Review monthly close property workbooks including journal entries, bank reconciliations, etc.
· Understand and review monthly tenant charges, receipts and accruals.
· Ensure compliance with all lease documents in regards to accurately reporting revenues and expenses and accruals as well as financial reporting compliance.
· Analyze lease documents with ability to understand their impact on financial statements and manage tenant lease details and review all tenant inputs into database, not exclusive of financial data.
· Ensure all financial records are maintained in compliance with the Company’s policies & procedures.
· Lead, manage and mentor the property accounting team.
· Collaborate across departments for various company projects and initiatives.
· Ensure collection and payment of applicable local, state, and federal taxes. Prepare and review preparation of monthly tax reports.
· Assist in preparation of financial data, property and corporate information for the quarterly and annual financial statements filed with SEC (i.e. Form 10-K and Form 10-Q).
· Participate in the annual property and corporate operating budget process and the quarterly reforecast.
· Implement SOX Control requirements for accounting processes.
· Provide support on special projects and senior management requests.
· Other duties as assigned.
Qualifications:
· Bachelor’s degree in Accounting.
· 7 to 10 years of progressive experience in property accounting for real estate.
· CPA certification is required.
· MRI/Yardi/AVID/FAS experience required.
· Big 4 experience preferred.
· Power BI experience preferred.
· Financial planning and analysis experience preferred.
