Job Description
Job Responsibilities
- Portfolio Oversight: Proactively lead the strategic and operational management of the multifamily portfolio, ensuring assets meet or exceed financial performance targets.
- Financial Analysis & Reporting: Monitor property-level financials prepared by property managers. Recommend strategies for revenue growth and expense control.
- Strategic Planning: Hold joint venture partner asset management accountable to meet the business plans for each asset, including capital improvements, leasing strategies, and repositioning opportunities. Advise senior leadership on needed changes to the business plan as a response to micro and macro-economic changes.
- Performance Monitoring: Conduct regular property visits, review KPIs, and track operational benchmarks.
- Market Analysis: Stay informed on market trends, rental rates, occupancy, and competitive positioning to inform asset strategy.
- Capital Projects Oversight: Collaborate with property management teams and joint venture partners to plan, budget, and execute capital improvement initiatives.
- Stakeholder Communication: Prepare and present performance reports on a monthly basis to ownership, investors, and senior leadership,
- Team Leadership: Be a strong leader who can position the multifamily portfolio to maximize returns
Qualifications
- Bachelor’s degree in real estate, Finance, Administration, or related field
- 8-10+ year’s experience in accounting/finance, asset management, or property management
- Proven track record in maximizing asset value and driving NOI growth in multifamily properties
- Analytical thinker with the ability to translate data into actionable strategies, and execute on said strategies
- Ability to travel regularly to property sites (quarterly visits to property sites, 50% in Wisconsin/Minnesota, 50% remaining states).
- Ability to manage multiple priorities at once, to shift directions multiple times throughout the day, creative problem solving and a high sense of urgency are critical to success
- Strong financial budgeting and forecasting abilities
- Real Estate industry experience required
- Additional duties as assigned by management
- Comprehensive understanding of Microsoft Excel and other computer software
