Job Description
Reporting to the CEO, the Head of Operations and Asset Management will be a senior leader responsible for overseeing the performance, operations, and strategic direction of the firm’s multifamily portfolio predominantly based in Florida and Texas. This individual will bring deep institutional experience in multifamily real estate, with a proven ability to drive asset performance, manage risk, and create value through operational excellence, disciplined budgeting, and effective execution of business plans to help facilitate effective growth of the platform.
- Oversee all property operations and asset management to assure that property management, asset management, accounting, and construction management teams drive organizational objectives and operational excellence.
- Direct the development and implementation of systems and operational best practices to enhance financial and operational performance across a growing regional portfolio of multifamily assets.
- Assist in developing and overseeing property level business plans, including revenue growth, expense management, capital improvements, and long-term investment strategy.
- Establish, direct, and monitor property management teams to ensure best-in-class operations, leasing, resident experience, and compliance with policies.
- Work with accounting to prepare accurate, compliant and timely reports for lenders and investors, including monthly lender packages, quarterly updates, variance analyses, and performance dashboards.
- Maintain significant involvement in prospective and existing investor [MF1] meetings delivering insights into portfolio performance, the firm’s asset management approach, and market positioning.
- Advance DHC’s business development efforts through market analysis, partnership opportunities, and growth initiatives.
- Develop a deep understanding of the real estate markets where portfolio assets are located, including trends, competitive activity, developments, and key players.
- Manage the diligence process for acquisitions and dispositions, supporting the closing of property level financing and collaborating with acquisitions and finance teams.
- Establish and track KPIs to measure performance against budget, market benchmarks, investment strategy and plan.
- Oversee capital expenditure planning and execution with construction team, ensuring projects are delivered on time, on budget, and aligned with asset strategy.
- Lead annual budgeting and reforecasting processes across the portfolio.
- Work closely with internal and external legal counsel in evaluating legal issues.
- Recruit, train, and manage a team of asset managers and property teams, fostering a culture of accountability, collaboration, and high performance.
- Provide strategic recommendations to senior leadership on portfolio strategy, risk mitigation, and value-add opportunities.
- Travel as needed, primarily for portfolio site tours and property visits (moderate travel required).
- Bachelor’s degree in real estate, finance, business, or related field; master’s degree preferred.
- 10+ years of real estate asset management experience, with a proven track record of driving value creation and optimizing the performance of multifamily portfolios in a fast-paced environment, preferably within an institutional setting.
- Subject matter expertise in multifamily investments, financial modeling, cash flow valuation, and underwriting strongly preferred.
- Strong knowledge of property management operations, leasing, capital projects, and budgeting.
- Excellent analytical, financial, and quantitative skills, with the highest level of attention to detail.
- Demonstrated ability to interpret property level financial statements, with strong knowledge of ROI analysis, forecasting, and market share assumptions.
- Demonstrated experience managing diligence, lender compliance, investor reporting, and legal documentation.
- Highly collaborative, with the ability to engage and work effectively with colleagues and stakeholders at all levels, both internal and external to the organization.
- Proven leadership ability, including experience managing teams and external partners.
- Proficiency with Excel, industry reporting platforms and property management software.
- Excellent written and verbal communication skills, with the ability to present complex information to investors, lenders, and executives.
- High level of integrity, discretion, and commitment to delivering results.
