Job Description
The Director of Capital Improvement is responsible for leading the planning, execution, and oversight of all renovation, construction and infrastructure projects across a national portfolio of manufactured housing communities. This role includes used home turns, new home installations, amenity upgrades, road and pad replacements, community center builds, and other capital improvement initiatives. The ideal candidate brings deep construction knowledge, strong vendor and project management capabilities, and a proven ability to work within the unique context of manufactured housing.
Core Responsibilities:
Project Leadership
· Direct all phases of infrastructure construction projects, including home renovations and turns, CAPEX projects, site development, permitting, contractor oversight, and project closeout.
· Oversee the successful execution of new home pad preparations, utility hook-ups, and home installations.
· Partner with regional teams and operations to schedule projects around occupancy needs and minimize resident disruption.
Construction Oversight
· Ensure quality control, on-time delivery, and adherence to budgets and safety standards.
· Lead the procurement of new homes
· Ensure company owned homes are made ready for occupancy
· Oversight of renovation business to strict budgetary compliance ensuring appropriate cost controls and return on investments goals are met
· Collaborate with engineers and consultants on scope development and technical drawings.
Budgeting & Forecasting
· Create and manage construction budgets; track expenses, change orders, and cash flow.
· Provide capital planning input and long-term investment forecasts.
Team & Vendor Management
· Develop, and lead a team of project managers and field personnel.
· Source and manage third-party contractors, ensuring compliance with contract terms and performance expectations.
· Conduct regular site inspections and vendor performance reviews.
Stakeholder Communication
· Serve as the point of contact between Construction, Property Operations, Sales & Marketing, and Utilities teams.
· Prepare and present regular project updates, dashboards, and risk assessments to executive leadership.
Compliance & Risk Mitigation
· Ensure projects meet all municipal, state, and federal regulations including HUD code for manufactured homes.
· Manage permitting processes, inspection coordination, and resolve issues related to zoning, land use, and environmental impact.
