Portfolio Manager, Residential Operations
 
Columbia University is seeking an experienced Portfolio Manager within the Residential Operations Department. Reporting to the Director for Residential Operations, the Portfolio Manager will oversee a diverse portfolio of approximately 1,500 multifamily residential units across University-owned properties.
 
This role is responsible for ensuring the delivery of high-quality service to residents while maximizing the efficient use of University resources. The Portfolio Manager will support the implementation of new strategies and processes designed to enhance work quality, productivity, and customer service.
 
The successful candidate will leverage prior multifamily residential property management experience and supervisory expertise to oversee all aspects of operations, including:
  • Supporting programmatic and fiscal strategies to achieve departmental goals;
  • Managing the turnover process for all units in the designated portfolio;
  • Overseeing capital projects, apartment renovations, and building improvements in collaboration with project management staff;
  • Conducting regular inspections of buildings and apartments to ensure superior maintenance standards and compliance with University rules and procedures;
  • Managing staff and contractors to maintain high levels of service delivery and operational excellence.
 

Minimum Qualifications

  • Bachelor’s degree and/or equivalent experience required.
  • Minimum of 3–5 years of multifamily residential work experience required.
  • Demonstrated experience supervising staff and managing complex property operations.
  • Strong organizational, communication, and problem-solving skills.
