Opportunity
The position will work directly with the executive team of the company on the execution of new acquisitions and strategies as well as the asset management of existing and future investments. This role will work across a variety of commercial real estate product types including mixed-use, office, industrial, and medical office. The position will have direct exposure to senior leadership’s decision-making processes related to investment initiatives, portfolio management and capital markets strategies.
Key Responsibilities
Asset Management
- Assist in managing a portfolio of 15–20 commercial real estate assets: track KPIs, rent rolls, cash flow/variance analysis, loan compliance, and quarterly/annual reporting.
- Prepare and maintain asset business plans, operating budgets, refinance/hold/sell analyses, and disposition materials.
- Partner with Property Management, Construction, and Leasing to drive business plan execution; maintain project trackers, timelines, and budgets.
- Support leasing strategy: market comps, proposal review, tenant identification, TI/LC modeling, credit reviews, and lease documentation negotiation/coordination with counsel.
- Coordinate capital projects: scopes/budgets, bids, schedules, progress draws, and close-out packages.
- Assist with debt analysis and procurement and management of brokers for refinancing opportunities.
- Prepare institutional-quality reporting for JV partners and lenders; maintain organized data rooms and audit-ready files.
- Appraisal coordination and review
Acquisitions
- Diligently track pipeline opportunities and interact with brokers as necessary.
- Underwrite new opportunities (Excel/Argus): rent and expense assumptions, capex/lease-up, debt terms, sensitivity/scenario cases.
- Drive due diligence workstreams and checklists: third-party reports (appraisal, environmental, engineering), lease/file audits, financial validation, estoppels/SNDA tracking.
- Coordinate with internal teams to build first-year operating budgets and handoff plans for new acquisitions.
- Compile IC memos, maps, market research, broker outreach summaries, and presentation materials.
- Support PSA/financing/closing processes: timelines, deliverables, and conditions precedent tracking.
Qualifications
- Undergraduate degree required (finance, real estate, economics, engineering, or related field preferred).
- 2–5+ years of relevant experience in commercial real estate (asset management, acquisitions, investment sales, leasing, or property/portfolio management).
- Strong financial modeling (Excel) and comfort with cash flow mechanics (TI/LC, free rent, recovery structures, capex, debt funding structure, waterfalls)
- ARGUS financial modeling experience desired
- Familiarity with office/industrial leasing and operations; prior exposure to capital projects a plus.
- Excellent project management, attention to detail, and ownership mindset; able to manage multiple deadlines.
- Clear, concise communication skills (written, verbal, and visual) for investor/JV and lender-facing materials.
- Team player with strong interpersonal skills and a proactive, problem-solving approach.
