Job Overview:
We are seeking an Associate for Asset Management in the US Industrial sector, based in New York. This role involves supporting QuadReal’s directly invested portfolio of industrial assets by developing and executing strategic plans to enhance value, increase returns, and position the assets and portfolio for growth. The position requires close collaboration with the Valuations, Global Portfolio Management, and Regional Investment teams, providing significant exposure to senior leaders within the company. The Associate will report to the Vice President of Asset Management, US Industrial.
Responsibilities:
- Lead the development and execution of comprehensive asset strategies including, leasing, property improvements, capital budgeting, risk management, and hold/sell analysis
- Lead lease transactions through all phases of negotiation and provide reporting for senior management approval
- Oversee the annual budget process and internal analyst resources
- Analyze and compare current and historical financial reporting on key metrics against underwriting and budget
- Aggregate asset management data and prepare in conjunction with Portfolio Management monthly, quarterly, and annual reporting for clients, senior management and BCI (as required)
- Monitor property managers performance for compliance with annual budgets and business plans and prepare quarterly updates on asset performance, including progress on strategic initiatives
- Assist in monitoring development and capex projects including closeout procedures with oversight by in-house Capital Projects and Development team
- Prepare hold/sell analyses, lease approval memos and other investment decisions in conjunction with the Investment team
- Assist in furthering key asset management initiatives to streamline and standardize reporting templates including refinement of the asset level master database tenant exposure dashboards etc.
- Collaborate with the Regional Investment teams in the due diligence process for new investments and asset dispositions regarding underwriting assumptions (market rent, rent growth, expenses, lease recovery structure, etc.)
- Liaise with research and investment teams to stay current on local market dynamics and understand its impact on how each asset is positioned in its respective market.
- Develop in market relationships with service providers to understand an assets competitive positioning relative to rents, lease terms, vacancy, supply/demand fundamentals, and operating costs
- Travel to assets to meet with onsite property management teams, brokers, tenants, and strategic partners
- Education– Bachelor’s degree; preferably in Real Estate, Finance, Accounting or a related discipline with strong academic credentials and a passion for real estate
- Experience – Minimum 3+ years of asset management experience in the real estate industry. Demonstrated experience in analyzing complex investment issues and developing and executing investment strategies to achieve results and mitigate risk
- Analytical – Strong quantitative and analytical skills; detail-oriented and proficient in building and handling complicated data sets. Demonstrated aptitude manipulating large real estate portfolio and asset level data sets. Adept at synthesizing large quantities of information for concise executive level reporting and risk management.
- Communication – Excellent communication and presentation skills; demonstrate an ability to effectively communicate and present results that articulate key themes and messages to investment teams, asset managers, and joint venture partners.
- Organization – Must be able to allocate time effectively and work under pressure to meet tight deadlines, handle multiple demands and competing priorities, and adapt to new ideas and change. Comfortable following direction but also contributing to the direction.
- Software – Proficient in Argus, Excel, Yardi, Word and PowerPoint. Applicable experience with MSCI and data dashboard creation in Excel and Power BI would be an asset.
- Relationship – Must be extremely proactive and work well in a collaborative environment, with the ability to take guidance and move projects forward independently to achieve successful outcomes.
