About American Housing Company
American Housing Company (AHC) is the affordable housing arm of oWOW, focused on ground-up development of 4% LIHTC projects in California and nationwide. AHC leverages oWOW’s integrated capabilities to create a platform capable of delivering affordable housing in desirable urban-infill locations at half of cost per unit compared to typical affordable housing projects. 

About the Role
The Investment Associate’s mission is to deliver rigorous underwriting for potential AHC sites, ensuring alignment with financial objectives and to secure construction equity and debt financing for all AHC projects moving forward. The associate will play a key role in maintaining institutional-quality underwriting standards for AHC, and helping to scale the platform nationwide.

This position requires analytical rigor, financial expertise, and a proactive approach to managing complex and often competing processes. The associate will collaborate with cross-functional teams, including Acquisitions, Design, Preconstruction, and external financial partners, to drive project success while embodying oWOW’s core values of oWOW, Ownership, Curiosity, Relentless, and Teamwork. 

Key Responsibilities
  • Efficiently underwrite prospective development sites to institutional standards, including robust sensitivity and scenario analyses.

  • Conduct comprehensive market research and derive reasonable rents for each AHC project to inform underwriting assumptions.

  • Prepare all underwriting exhibits for internal site selection committees and provide accurate underwriting inputs for decision-making by committee members. 

  • Collaborate with design and development teams to ensure underwriting aligns with project test-fits and business objectives.

  • Own the schedule and budget for LIHTC equity and debt RFP processes for all AHC projects. Represent AHC in due diligence and closing calls with equity and debt groups, providing all due diligence items on time for closings. 

  • Prepare and distribute regular investor reports at both the fund and project levels. Attend and lead investor calls as necessary.

  • Ensure underwriting information in the CRM tool is up to date and accurate at all times. 

  • Develop, maintain, and improve institutional-quality financial models, processes, templates, and documentation for each region AHC operates or plans to operate in. 

Qualifications
  • Self-starter with exceptional problem solving skills and ability to iterate rapidly under pressure.

  • Superb analytical and financial modeling skills, particularly in multifamily. Experience with LIHTC strongly preferred.

  • Strong organizational skills and ability to manage multiple time-sensitive and competing processes.

  • Excellent communication and collaboration skills to drive results and build trust with internal teams and external partners. 

  • 5-7+ years of experience in real estate investments, finance, or related field.

  • Bachelor's degree in Economics, Finance, or related field in the industry.
