Job Description
- Assist development managers in the day-to-day project tasks from entitlement and design through construction and stabilization.
- Ensure projects meet design, schedule, and budget expectations.
- Track and report on budgets, schedules, pay applications, and change orders.
- Participate in OAC (Owner-Architect-Contractor) meetings, identifying risks and solutions early.
- Prepare clear monthly reports and partner materials.
- Create monthly and annual reports to track project execution, financial returns and other project success factors
- Leverage prior construction management experience to evaluate constructability, review drawings, and assess value engineering opportunities.
- Collaborate with general contractors to validate estimates and ensure subcontractor scopes are aligned.
- Provide hands-on support in monitoring jobsite progress, safety, and compliance.
- Assist with site acquisition due diligence including zoning, entitlement feasibility, and environmental reviews.
- Support equity and debt financing processes through preparation of financial analyses and lender/partner deliverables.
- Contribute to lease and deal structuring for prospective tenants.
Education/Training
Minimum:
- Bachelor’s degree in Real Estate, Construction Management, Finance, Architecture, Engineering, or related field.
- Master’s degree in Real Estate, Construction Management, Finance, Architecture, Engineering, or related field.
Minimum:
- 3 years of professional experience in real estate development.
Preferred:
- 5 years of professional experience in real estate development.
- Prior construction management experience.
Minimum:
- Advanced financial modeling skills using Excel.
- Strong organizational, communication, and problem-solving skills.
- Familiarity with the full development process including acquisition, entitlement, design, construction, and lease-up.
- Advanced financial modeling skills using Argus.
- Normal working conditions, indoors, air-conditioned.
- Usual hours are Monday-Friday, 8:00 a.m. to 5:00 p.m. Hours may be flexed and duties may require extended hours.
- This position occasionally requires lifting items up to 20 pounds, frequent sitting, standing, walking and bending.
- Some driving between to meeting sites as necessary.
- Fast-paced general office environment.
- Occasional stress during deadline periods.
