Job Description
The Capital Director position will play a critical role in the capitalization of all SunCap projects. This position will have exposure to both the debt and equity sides of the business. This will be a full-time position with SunCap's Capital Team, which is located in Pittsburgh, PA.
Responsibilities
- The candidate will be primarily responsible for leading “cradle to grave” capital leadership with primary focus on speculative industrial and business development throughout the United States. In addition to speculative industrial, this position will also have secondary responsibilities to support our National “Build-to-Suit” and Multifamily platforms.
- The candidate will report directly to senior team members and enjoy a high level of visibility and access to senior leaders and executive committee.
- Work with business development leaders and/or project executive on new and current development opportunities.
- Preparing and developing proformas and financial models by utilizing property financials, macro/micro capital markets trends, current market and competitive property trends, and legal due diligence matters.
- Assist Head of Debt in the formation new and existing lenders to deliver superior execution on the debt side of the capital stack.
- Assist Head of Equity in drafting and completing equity offering memorandum(s) and coordination of the closing process.
- Take leadership role in closing transactions; manage internal resources and outside counsel on loan documentation, while communicating to all interested parties.
- Continue to monitor/oversee progress through construction, lease-up or repositioning and exit.
- Reviewing and analyzing commercial real estate legal documents, including but not limited to commercial leases, purchase and sale agreements, easement agreements, development agreements, etc.
- Review loan draws for accuracy and issues.
- Coordinate with accounting to receive Project Executive approval on all draws.
- Communicate directly with lenders on leasing initiatives, loan covenants, reporting requirements, etc.
- Using your existing relationships, you will assist the Capital Team in identifying and introducing SunCap to alternative capital sources for both debt and equity.
- You will have a dotted line to the analyst team in terms of their growth and oversight, and a direct line in terms of managing the analyst on his/her projects.
- 5-10 years of finance or commercial real estate finance experience, with emphasis on underwriting, valuation, equity modeling, and debt procurement
- Minimum of a bachelor’s degree
- Understand of CRE valuation and basic capital markets principles (NPV, income capitalization, IRR, and bond math)
- Very high level of proficiency in Microsoft Excel, PowerPoint, Word, and Argus
- Attention to detail and time management is critic
- Ability to operate both independently and in a team environmentStrong written, verbal, and presentation skills are required
