Overview
We are seeking an experienced and highly engaged Southeast Regional Manager to lead the operational, financial, and team performance across a diverse multifamily portfolio. This role oversees all aspects of property operations, including staffing, budgeting, leasing, maintenance, resident relations, vendor management, and capital improvements—to ensure each community meets company standards and ownership objectives. 

The ideal candidate is a strong operator with deep knowledge of multifamily management practices, proven leadership experience, and the ability to drive performance through hands-on oversight. This individual will serve as the primary connection between ownership, accounting, and on-site teams, ensuring accurate financial reporting, compliance with policies, and consistent operational excellence across the region. 
 
Key Responsibilities 
Portfolio & Property Operations 
  • Conduct regular property visits and inspections to assess operations, evaluate resident experience, perform market analysis, and identify opportunities to enhance asset value.
  • Maintain a visible on-site presence with frequent interaction with residents, staff, vendors, and ownership.
  • Oversee daily operations, maintenance activities, and adherence to company standards.
  • Ensure physical assets are maintained to ownership objectives, including oversight of capital improvements and value-add initiatives.
  • Walk vacant units and recent turns to ensure readiness and quality.
Financial Management
  • Serve as the financial point of accountability for portfolio performance.
  • Prepare annual budgets and forecasts; monitor and analyze ongoing financial results.
  • Review and approve AvidXchange invoices; escalate and resolve issues as needed.
  • Ensure timely, accurate completion of monthly audits, reports, and operational summaries.
  • Support the planning and execution of operating and capital expenditure initiatives.
Leasing, Marketing & Resident Relations
  • Establish leasing and occupancy goals and support marketing strategies to achieve them.
  • Approve prospect applications as needed.
  • Respond to resident concerns promptly and coordinate resolutions with site teams.
Team Leadership
  • Hire, train, onboard, and develop on-site team members.
  • Partner with Human Resources on coaching, counseling, and performance reviews.
  • Review and approve employee timesheets and ensure optimal on-site performance.
  • Provide leadership and accountability to foster a high-performing, service-oriented culture.
Vendor & Contract Management
  • Negotiate vendor contracts, supervise work, and ensure service quality and compliance.
  • Build strong local relationships to support operational and marketing goals.
